Why offer an incentive
to landlords?

Many people come to us asking for help to find a home, but we are only able
to offer a home to a small number of people that come to us.The Landlord
Incentive Scheme is a new way to help those who need a home find one in
the private rented sector by providing landlords with extra peace of mind if
you accept a tenant referred from the Council.

The
scheme will provide a time limited guarantee against specified court costs
and loss of rent in the event that there is a breach of the tenancy

the breakdown relates to non payment of rent, the scheme will
underwrite any rent arrears up to a maximum of either 2 months or eight weeks

How does it work?
Step 1
A household has been accepted as statutory homeless: an offer can be made for
a private rented sector property of a suitable size, affordability, and in a suitable area.
Step 2
A property is found with a landlord: A minimum 12 month assured tenancy
agreement is drawn up; the property is visited by a member of the Housing Team to
ensure suitability and to take an inventory with the landlord. Where assistance with
a deposit is needed, the Council’s Deposit Guarantee Scheme will be available.
Step 3
During the tenancy: For the first three months a dedicated Tenant and Landlord
Liaison Officer will make regular visits to the property to ensure the tenancy is
running smoothly. At the end of 3 months, the Tenant and Landlord Liaison
Officer will continue to support the landlord and tenant as required.
Step 4
At the end of the 12 month tenancy: If during the first 12 months of the tenancy
there is a breach of the agreement relating to non-payment of rent and the tenancy
cannot be continued, we agree to underwrite any court fees incurred in ending the
tenancy, e.g. fee for entering papers to court and a warrant for eviction.
What can I do now?
If you have a property which you would like to rent out through the scheme,

to them about the Landlord Incentive Scheme. In all cases we would favour
a landlord who is a member of the Landlord Accreditation Scheme. For more
