Location
The subjects are located off the A875, immediately to the
north of Balfron. Balfron is a small rural town located
approximately 20 miles to the north of Glasgow and 15 miles
to the south west of Stirling. Commercial activity in the area
centres around agriculture and there are a number of local
shops and services catering for what is largely a commuter
population.
Description
The subjects comprise a large surfaced yard area, enclosed
with a palisade fence, together with three stand alone
buildings of various natures, to the northern end of the site.
The office building is of a non-permanent nature with a flat
roof and clad with UPVC shiplap panels. Internally there is a
large open-plan area off which two small offices, disabled
WCs, and kitchen facilities are located.
The primary workshop comprises an adapted farmhouse
building of traditional stone construction under a pitched roof
with profile sheeting. Internally there are toilet facilities to the
front of the building and two mezzanine floors are located to
the rear, where the loading door is also positioned. This
building is L shaped in plan with a lean-to structure facing the
common courtyard area.
The vehicle workshop building is of modern, steel portal frame
construction with profile clad walls and roof, and roughcasting
to dado height. Internally there is an eaves height of 7.2
metres and a 10 tonne capacity cranage system is in place.
Externally there is a covered vehicle servicing area to the gable
end.
The subjects are entered into the current Valuation Roll as
having a Rateable Value of £27,000. Please note that an
ingoing occupier has the opportunity to appeal this rating
assessment.
