Introduction:

the information contained in this report, please feel free to contact Goal Line Inspections should you
have further questions or need clarification. It is our desire to provide you with the best inspection
experience possible.
Goal Line Inspections intends to perform all inspections in substantial compliance with the Oregon
Standards of Practice. As such, we inspect the readily accessible, visually observable, installed
systems and components of a home as outlined below. This Property Inspection Report contains
observations of those systems and components that, in the professional judgment of the inspector,
are not functioning properly, significantly deficient, unsafe, or are near the end of their service lives. If
the cause for the deficiency is not readily apparent, the suspected cause or reason why the system
or component is at or near end of expected service life is reported, and recommendations for
correction or monitoring are made as appropriate. When systems or components designated for
inspection in the standards are present, but are not inspected, the reason(s) why the item was not
inspected will be reported as well.
Conventions used in this report:
OK: Denotes a system or component that was in functional condition with no major deficiencies
observed at the time of the inspection.
Mon (Monitor): Denotes a system or component that should be monitored by the homeowner to
determine if the system or component needs to be repaired or replaced. In the opinion of the
inspector there was no repairs or replacement needed at the time of the inspection.
Eval (Evaluate): Denotes a system or component that needs a licensed professional (plumber,
electrician etc...) to further evaluate the system or component to determine what action needs to take
place.
R/R (Repair or Replace): Denotes a system or component that is in need of corrective action to
assure proper and reliable function.
N/A (Non or Not Applicable): Denotes a system or component that was not observed or not present
at time of inspection.
Recommendations in blue will not need immediate attention but should be corrected. These items
will not be mentioned in the summary.
Recommendations in red need immediate correction and my be a safety issue. These items will be
mentioned in the summary.
Scope of the inspection:
This inspection is a limited visual examination of certain readily accessible systems and components
using normal operating controls and opening readily accessible access panels. The purpose of the
inspection is to provide you with information about the condition of certain systems and components
of the home at the time of the inspection. The inspection will be performed in accordance with the

Exterior
The exterior components of the building were visually inspected from the ground only (unless otherwise noted). A board
by board inspection was not performed. The condition of the walls and materials behind siding were not visible and were
not inspected or evaluated. Conclusive identification of siding and trim materials in not made. Grading, drainage, and
vegetation have a significant impact on a property. Runoff water should be adequately diverted away from the building to
limit the impact on the foundation. Vegetation should not be allowed to touch the house or overhang the roof. This limits
the buildings exposure to water, pests, and insect issues.
