The $6 million in construction work will make way for new roadways, utilities and other infrastructure to support the massive development. In all, Frisco Station will include more than 5 million square feet of office space, 2,400 urban apartments and townhomes and a fourbrand, 600-room hotel campus with entertainment destination. JAKE DEAN Work is underway on the $1.8 billion Frisco Station next to the new Dallas Cowboys headquarters at The Star in Frisco. The goal is to make Frisco Station and the adjacent Dallas Cowboysanchored development, The Star in Frisco, appear like a cohesive master-planned development, said Mike Berry, president of Fort Worth-based Hillwood, which has partnered with The Rudman Partnership and VanTrust Real Estate to develop the 242 acres. “If we do this right, they will stay connected and they will compliment each other,” Berry told the Dallas Business Journal in an exclusive interview. “That’s the goal. We don’t compete much if you look at our product mix and plan.” That connectivity is illustrated in the extensions of roads and additional roadways that will connect the two projects. With the help of financing from Southside Bank, the partnership behind Frisco Station is shaping the arteries of the mixed-use development that will gives access to Frisco Station's office districts and The Hub, which is the project's restaurant, retail and entertainment centerpiece. The project will ultimately extend John Hickman Parkway to Warren Parkway and also extend Gaylord Parkway. It also will add two north-south roadways, named Frisco Green and Convergence Drive, which will connect John Hickman Parkway to Hall of Fame Way along the Ford Center at The Star. With the center of North Texas’ business community getting further and further north in the region, Berry said he’s bullish on Frisco Station, as well as other projects in Frisco, doing well. “It took us 25 years to create 44,000 jobs at AllianceTexas and in the next two years we’re going to have 27,000 jobs unless the world totally skids,” he told me. “It seems like you have to keep putting a lot of infrastructure support on the ground to support all those people.” And that’s what Berry and his development team are doing. Kansas City-based VanTrust plans to begin work on Frisco Station’s first office building, a seven-story, 228,000-square-foot facility. Construction is slated to begin on the specualtive office building on Oct. 18. “We think the demand is still strong there evidenced by the activity we have had since we initially announced we would be building an office building at Frisco Station several months ago,” said Geoff Meyer, VanTrust’s market leader overseeing the office development. The interest in setting up an office at Frisco Station has grown as the mixed-use development’s amenities have mushroomed in the community to include urban apartments, a hotel campus, a retail destination and a parks and trail system throughout the site. Construction on the building is slated for completed in fall 2017. JE Dunn Construction is the general contractor. Dallas-based HKS Inc. is the architect. “The vision we have for Frisco Station will have an office density of 5 million square feet to 6 million square feet of office space,” Meyer told me. “This will be a great partnership in the long haul.” The partnership started with the Rudman family, who acquired the Frisco Station acreage in the 1960s. Over the years, different developers and concepts were brought forward, but none that took root. That is, until The Rudman Partnership partnered up with Hillwood and VanTrust. Frisco Station has been years in the making and the partnership plans to take the time to build a development that will have lasting impact in the city and region, said Trey Sibley, general manager for the family-owned partnership. “This is the right time in the market and we are ready to go,” he said. Frisco Economic Development Corporation President Jim Gandy said Frisco Station is an extremely important development within the city and he’s excited that construction has begun on the site. “This is another incredible destination in Frisco that will generate a lot of economic benefits to the city of Frisco and will bring all the amenities that corporate headquarters projects are looking for,” Gandy said. “With plans moving forward to build the first office building there, this will attract more companies to Frisco," he added.
