Software Firm Makes Westchase Play

HOUSTON-A local software firm has decided to extend a 12-year stay in a Westchase
office building for another five years.
Integrated Command Software Inc. has renewed its lease for 5,737 sf of office space at
11000 Richmond in the Westchase submarket of Houston. Gloria Parrino with
Houston's Betz Commercial Brokerage Inc. tells GlobeSt.com that her client looked
extensively in the Westchase market for office space. As the renewal grew near, the
building owner got aggressive in its deal making, which convinced the tenant torenew,
she adds.
Integrated Command Software provides software applications to the security industry.
According to Parrino, the renewal includes a 1,000-sf contraction of the firm's previous
space. She says Integrated Command Software completely reconfigured its space and
developed a more efficient floor plan, which allowed them to shed some space.
The 115,784-sf building is owned by Woodbranch Partners, Ltd and was represented in
the lease negotiations by Kristin Porter of Grubb & Ellis' Houston office. Parrino
wouldn’t share lease terms, but the advertised asking rate at the class B property is
$15.50 per sf. The building, which was originally constructed in 1982, underwent a major
renovation last year.
