We want to make sure that your new home meets your expectations and that we can allow you to move in as soon as possible. We will therefore do the repairs before you move into your new home but we might also do some repairs in the first weeks of your tenancy. Notes.. When a tenant tells us they are leaving we will advertise that home within 7 days. Sufficient hardwired smoke alarms will be installed. Check that the water supply to the property is working correctly. All water will be turned off and isolated at the stop tap. When the property becomes empty we will make sure it is safe and secure. When you receive an offer for a property you can view it with a member of staff whilst it is empty to see if it is suitable for you. Some repair work may be carried out after you move in and we will tell you about these at the viewing. At the viewing we may be able to tell you when the property will be ready for you to move into. When we offer you the property we will give you a copy of the void standard which tells you the condition the property should be in when you move in. Once you have viewed the property and you have decided to accept it and when it is ready for you to move in we will: Arrange for you to sign the tenancy agreement. External Meter Cupboards Missing doors on external gas and electric meters will be replaced Let you select your decorating materials/voucher immediately after sign up , if you have been allocated a decorating allowance, and we will arrange for the materials to be delivered to your new home. Give you a welcome pack to help you settle into your home. Arrange to visit you in your new home after a month so that we can check you have settled in and also to check if there is additional support that you may need. 14 3 Empty property standard Empty property standard The Building - External Ensure the property is secure, wind and watertight. Ideal Non-standard fittings All non-standard items from the previous tenancy will be safety checked & left in situ. If it becomes faulty in the future it will be replaced with a standard fitting Acceptable Secure Change locks to the front and rear doors and that they are safe and secure. Five lever mortice lock to be fitted where applicable. Clean, tidy & fresh Property left clean and tidy with air freshener’s situated in appropriate locations throughout. Ideal The Building - Internal All floors are safe, are checked for stability and free from defects. Decor We will issue decorating materials where deemed appropriate. Acceptable 4 13 Empty property standard Detached sheds & garden structures Where a detached outhouse/shed is unsafe it will be demolished and removed and not replaced. Empty property standard Plastering Major plaster work is made good . Ideal Clearance of sheds & garden structures Any existing detached sheds garden structures etc within the boundaries of the property will be cleared of any rubbish Doors & Handrails Handrails, banisters and internal doors are secure and safe. Ideal Graffiti Internal or External Internal and External surfaces will be cleaned of graffiti or painted over. 12 Acceptable Acceptable Clean & Clear All rubbish is removed and the property is in a clear and clean state 5 Empty property standard Glass Doors Internal doors fitted with full height non safety glass will be replaced. Polystyrene Ceiling Tiles Remove polystyrene ceiling tiles and make good Taps & Water pipes Taps are working correctly and there are no leaks or blockages to any pipes. 6 Empty property standard Drain Covers Missing drain covers will be replaced. Waste Pipes Waste pipes which have been identified to be missing or damaged will be replaced. Inspection Chambers Inspection chambers will be safe, intact with the correctly fitted chamber cover. They must remain accessible for THT employees/contractors. 11 Empty property standard Footpaths Main footpaths to and from the property and flag perimeter will be in good condition. Empty property standard Kitchen Kitchen is serviceable and consists of a minimum amount of units/worktops One sink unit; one base unit and one wall unit Boundary Fences, Walls & Gates Bathroom - toilet Drainage Systems & Grids Bathroom suite Existing boundary fences, walls gates will be made safe; this may mean repairing or removing and not replacing. All drainage systems & grids will be flowing, functional & free from obstructions 10 Renew toilet seat, ensure the plumbing system works, there are no leaks or blockages and the toilet is flushing properly. All rubbish is removed and the property is in a clear and clean state 7 Empty property standard Loft Space The loft space will be clear of debris Empty property standard External Doors All doors and windows will be secure and fully functional with glazed systems intact Gutters & Rainwater goods Double Glazing Windows A visual check is carried out of gutters and rainwater goods to ensure they are functional with no evidence of vegetation affecting the guttering If condensation is apparent in a double glazed unit, this will be replaced Structural Fabric Garden Structural fabric of the building and attached outhouses/garages/canopies including rendering and pointing, where attached will be watertight and safe. 8 Gardens will be left in a clear and tidy condition for the new tenant 9
