Green Island Point™ The Future of Residential Development Scamander, Tasmania, Australia Version: 15 Sep 2009 Project Mission - Landscape Design This document, as a companion to the ones on Architectural Style and Community Development, outlines the general intent of the Developers of Green Island Point™ with respect to the Landscape Design direction that will be taken. The overall styling and design cues from the built environment, as detailed in our statements on Architectural Style and Community Development, must be complementary to the chosen landscape design. The following detail informs both collaborators and future residents. In reference to Landscape Design and principle, the Developers wish to achieve a landscape that : Preserves the naturalness that already exists within the site Is in harmony with both the totality of the site and the finished architecture. Embodies principles generally attributed to the Japanese style of enhancing, over time, the natural pattern of the landscape and in total consideration of the concept of “borrowed scenery” from any vantage point. Follows the intent of the principles of “Intelligent Urbanism”: that centres on balancing urban development with nature and creating a place and spaces that work for the individual, friends and this micro community of residents. Achieves unity across the whole development even though around 44 individual dwellings, and their immediate landscapes, will be constructed. To meet these requirements the Developers will produce a Master Plan and associated documentation that recognises and protects as much natural vegetation in permanent reserves as possible. Such reserves will be continuous in form, not fragmented remnants, where possible. Individual significant trees will also be protected. Roads will be curvilinear in design and conform to the natural contours that the site presents. Dwelling positions will therefore be informed by the natural landscape in this design process.
