Written sealed bids/offers may be submitted on the REAL ESTATE
SEALED BID/OFFER FORM by mailing or delivering to Sellers’ Agent at :
United Country 1st Choice Realty, 467 Main Street, Big Stone City,
SD 57216. Bid forms should include bidder’s name, address, phone
number, and amount of bid. Bid should be accompanied by a down
payment check for twenty-thousand dollars($20,000.00). Down
payment checks should be payable to United Country 1st Choice Realty
Trust Account and will be held by Seller’s Agent for the sale of the
following real property located in Traverse County, Minnesota:

467 Main Street, PO BOX 86, Big Stone City SD 57216 by 2:00p.m. CST
Tuesday, October 8, 2013.
It is the bidders sole responsibility to ensure that their REAL ESTATE SEALED BID/
OFFER FORM is received by United Country 1st Choice Real Estate prior to 2:00 p.m.CST,
Tuesday, October, 8, 2013 to the address provided.
REVIEW SEALED BIDS/OFFERS: All sealed bids will be opened and reviewed by United
Country 1st Choice Realty and Seller for the subject property on Tuesday, October 8, 2013. At
the time of acceptable offer , Seller and Buyer will immediately enter into a Purchase Agreement. If no acceptable offers have been made, the top 5 bidders/offerors will be notified to submit their best and final offer by Friday, October 11, 2013. Seller reserves the right to accept or
reject any bid/offer or to waive any technicalities and defects in a REAL ESTATE OFFER/BID
FORM. All checks will be returned to unsuccessful bidders.
BIDDER/OFFEROR PARTICIPATION: By submitting a sealed bid/offer to purchase the
subject property, Bidder/Offeror agrees to participate and be bound by the terms and
conditions.
AWARD OF CONTRACT: At the conclusion of the sealed bid/offer process, United
Country1st Choice Realty and Seller may award the sale of the property to the highest bidder.
In the event of a tied bid, United Country 1st Choice Realty will ask the tied bidders to submit a
final and best offer to break the tie bid/offer. At the time of an acceptable offer Seller and
Buyer will immediately enter into a Purchase Agreement.
The Buyer shall then have three (3) business days after the receipt of the Purchase Agreement
to execute and return the Purchase Agreement with no contingencies with the balance of ten
Percent (10%) of purchase price, (nonrefundable) earnest money check (Payable to United
Country 1st Choice Realty Trust Account). Closing date of sale will be on or by Thursday,
October 31, 2013.
BIDDING ELIGIBLITY: All persons submitting a sealed bid/offer must be at least 18 years
of age or older and have full authority to bid/offer on the property either as solely or as a
representative of the bidding entity. Anyone submitting a bid acknowledges they are making a
legal and binding offer to purchase the subject property agree to be bound by the Terms and
Conditions as set herein.
Possession at closing is subject to 2013 lease agreement between Seller and current Renter.
Seller will pay all of real estate taxes due and payable in 2013.
I also understand that United Country 1st Choice Realty is exclusively representing the
Seller in the sale of this property.
