Langford:

The subject property is located less than 200
meters north of the Westshore Parkway and less
than 75 meters west of the Island Highway (Trans
Canada Highway #1). The site comprises an area
of 2.24 acres, slightly irregular in shape, created as
a result of subdivisions undertaken in 2014 and
2016. It can be further subdivided and configured
to suit.
All municipal services are adjacent to the site,
including water, sanitary sewer and private utilities
with two service connections available along Amy
Road.

As a result of the extensive clearing and site
preparation work undertaken in early 2017, the
topography of the parcel now presents as a level
site at street grade.
The site benefits from extensive frontage (134.6
meters) along Amy Road and offers a variety of
potential access and egress options. Access to
Amy Road from the Island Highway is by way of a
controlled intersection with an advance left turn
lane for northbound traffic and dedicated right turn

Environmental:
A Stage I Preliminary Site Investigation was
conducted in May 2014 by Levelton Consultants
Ltd. The site was considered to be of low
environmental concern, though the report made
recommendations for consideration if and when
