Not all works to residential properties require planning permission. Current legislation allows for specific proposals to be carried out without normal permission and this is known as ‘permitted development’. This leaflet is designed with a series of questions covering different aspects of your proposal and relating to your property. Some works are also exempt from the building regulations. If the answer to any of the questions in the relevant section is YES then planning permission or building regulations approval is required. You will therefore need to complete the appropriate forms and provide detailed drawings of the proposal. It may be a good idea to discuss this matter with Planning before submitting your application. This leaflet is not intended to give advice on current policies and criteria for householder developments and this should therefore be discussed separately to ensure, for example, that your proposal would not harm the environment generally, or the living conditions enjoyed by your neighbours. It should be emphasised that this leaflet relates to residential properties only. Works with commercial, industrial or agricultural premises are not covered and should be discussed directly with Planning. If you live in a listed building, then separate listed building consent, in addition to any planning permission, is required for any works which would affect its character, including both internal and external works. It is suggested you contact Planning in this respect.
