Location
The property is situated in Gateshead on Abbotsford Road at the junction of the Felling-bypass (A184) and Shields Road (A185). The site is within a predominately industrial area with
road access to the A19 and A194(M). It is also close to the Heworth Metro Station which
provides commuter rail links to Newcastle and Sunderland. Next to the depot is Tufnells
Express Parcels. Other nearby occupiers include KGM refrigeration, Storage Centres and

Description
The site comprises of a warehouse with ancillary office, detached garage workshop, office
building and concrete service yard. Within the service yard there is a facility for dispensing
diesel fuel and space for car parking. There is a security hut at the front of the site and access
is controlled via a security barrier.
Warehouse
The warehouse is of steel frame and brick construction with low pitched roof. It was originally
built in the late 1960’s and was extended in the late1980’s. The warehouse benefits from 23
raised loading bays and 5 ground level vehicular access doors. Within the warehouse there
are two ancillary office areas. The original warehouse is interlinked with the extended part of
