LOCATION
Lampeter is a thriving market and university town near

population of about 2,000 plus the students and has a

a wonderful array of facilities for a town of its size.

The Univeristy founded in 1822 by Bishop Burgess to
provide training for those wishing to join the Anglican
Priesthood, now provides places for up to 1,500
students. Because of the university and the faciilities
the town offers, property values are generally high and
sell readily.
The town has easy access to the
Ceredigion coast and Pembrokeshire National Park
together with the Cambrian Mountains of Mid Wales,
the Elan Valley and Snowdonia Mountains.
PLANNING CONSENT
Planning consent was granted on the 27th September
2011 under Planning Reference Number A100495.
There is a Section 106 Agreement in place, for up to 24
dwellings to be constructed in three phases, for 16
open market houses and 8 affordable houses, which
are defined as houses that shall not be sold with the
price exceeding 70% of the open market value with
strict qualifying conditions.

We have minimal information about the cost of
providing services to the site, but understand that the
mains water supply is within the boundaries of the
property with a tapping already in place just inside the
gateway. We believe mains drainage is available near
the chapel and that storm water can be taken away
from the site through the Vendor's retained land to the
south of the development (more than one route
possible). Mains electricity is situated nearby. No gas

DIRECTIONS
The land is on the southern south eastern edge of
Lampeter. When entering Lampeter from the south,
