Applications will be processed in the order they are received.
All applications will be date and time stamped.
1. When will apartments be ready for move in? All 48 units will be ready in late October, 2014 for occupancy.
2. How/When/Where do I apply for an apartment? Applications will be accepted on July 22nd, 23rd, and 24th 2014
from 9am-6pm at Neighborhood Theatre: 511 E 36th St, Charlotte, NC 28205.
3. What information do I need in order to apply?
a. Full names including date of birth and social security number of everyone residing in the household
b. Current address for all applicants including name of landlord and contact information, phone and fax
number. If you have resided at this address less than 5 years, we will need former addresses and
landlord information too.
c. Current employer including phone and fax number for all household members.
d. Last 6 payroll check stubs for every employed person in the household.
e. Checking & savings bank name, phone and fax number.
4. What is the approval process? Applications will be processed in the order that they are received. All complete
applications will be date and time stamped and put on a waitlist that is organized by the requested bedroom size.
Upon completion of the verification process, each Applicant Household will be informed in writing of Management's
determination of whether the household's application for housing at The Lofts at NoDa Mills has been accepted.
5. How do I qualify for an apartment? All applicants must pass a background check and meet all income
requirements.
6. What’s included in the background check? We review credit, criminal & landlord history and lifetime sex offender
records for all household members who are 18 years of age and older. Providing an applicant meets all criteria
related to the background check, they are considered Preliminarily Approved.
7. What happens after I’m ‘Preliminarily Approved’ for an apartment? We will 3rd party verify all of your income
and assets and complete your landlord references to qualify you for a unit.
8. What is considered “income”? Income is all money received either from working, child support, alimony,
pensions, annuity, social security/SSI, public assistance, recurring gifts and any other money received regularly.
9. What are considered “assets”? Assets include retirement accounts, real estate, income/dividends from stock,
certificate of deposit, life insurance policies, checking or savings accounts or any item that has cash value if sold.
10. How much income do I need to have to rent an apartment? The rent for the

11. What utilities would I have to pay? Residents will be responsible for all electricity.

14. What is the security deposit? The security deposit will be equal to one month’s rent. The security deposit and an
application fee of $25 for each tenant over 18 years old will be due once you have received Preliminary Approval for
a unit.
15. Are pets allowed? Yes, The Lofts at NoDa Mills is a pet-friendly community allowing up to two pets per household
with weight and breed restrictions. Signing of a pet agreement, a $250 refundable pet deposit and proof of renter’s
insurance may be required at the time of lease.
16. What if my income changes after moving in? Once you have been approved to move in, your eligibility nor your
rent will change based on income.
