November 2006 RESORT UPDATE Whilst the rest of the country is going around changing city, airport and street names we promise to keep Bantry Bay the same and changing only the things that count in keeping your timeshare in top condition. In June we completed the bathroom renovations on the 3rd floor which brings to an end this project. We also replaced the carpets in the apartments and completed the refurbishment programme in the one bedroom and luxury studio apartments. We have now replaced all the toasters, kettles and coffee machines with lovely new stainless steel ones and plan to replace the microwaves and fridges next year. This year we undertook to redecorate the entire exterior of Bantry Bay which required scaffolding the block in various stages. Due to good rains in winter and the amount of repair work required on the building this project took longer than anticipated. I would like to thank all those owners who endured this difficult period but I am sure that when you next visit you will agree that the block now looks like new. In the lounge we set up a hot spot connection to enable you to link up to the internet with your own lap top via your wireless connection and this has proven to be very popular,- not that we are encouraging you to bring your work on holiday. During May we experienced a very difficult period with the lift being out of operation for some 3 weeks whilst a part was sourced from Italy. After a full inspection of the lift and lift shaft we were advised that it should be replaced as they could not guarantee the working operation any longer. After a thorough tender process Otis was appointed to replace the lift which will take place in weeks 1 to 8 of 2007. Next year we will be starting the upgrade of the kitchens and retiling of the apartments and balconies. This will be completed in stages similar to the bathrooms starting on the 1st floor in August 2007. It was with great regret that we had to wave Manie (from reservations) a fond farewell after 10years service, but am pleased to announce the promotion of Shaun Abrahams to the position. In addition we welcome Arsula and Pelele to our front office team and Gino to maintenance. . As always I wish to extend my sincere thanks to the Directors, Management Company and Staff for their support and dedication to the overall operation of the resort. I trust you will all have an enjoyable and peaceful holiday break and look forward to yet another successful year at Bantry Bay International. Sean Daly General Manager CHAIRMANS REPORT 2006 This year my report to you via the Bantry Buzz is very short indeed. Sean Daly (General Manager) has left extremely little for me to report. From his report you will see that we have been very busy painting, retiling, replacing, renovating, etc, all over the inside and outside of the resort. We have now completed the retiling of the stairwell and are well on the way to completing the passage ways. The bathroom for 301 has now been completed and certainly improves the value of that apartment. I hope you like the new stainless steel kettles and toasters and the new coffee machines. Look out for new fridges and microwaves planned for next year. As you may recall, Cape Town experienced some major power outages earlier this year. The purchase and installation of a generator was considered. All the owners were contacted and we received ± 90 replies with approximately even numbers for and against. When put to the owners at the AGM nobody was prepared to second the motion and as such it was not carried and quashed. Hopefully we will be able to manage without one! However, we have installed automatic emergency lights which go on in case of a power failure and a device in the lift to bring it safely to a stop at one of the floors. Our computers are protected by a UPS (I have been told!) As usual I must praise Sean Daly and his staff for another great year, and our “team” of directors who keep us all on our toes – my personal thanks and appreciation to all of you and to our Managing Agent Fred Jenkings – who keeps us in line regarding finances and legal matters. I.Sacker Chairman MANAGEMENT REPORT Many owners often question why we are constantly changing and upgrading the resort rather than leaving things the same and in so doing keeping the levy increase down. As your management company one of our key functions is to constantly review costs and possible savings, but at the same time we must be mindful of the market and customer demands. Together with the directors and management of the resort we review the guest feedback on a regular basis which helps us identify areas of concern. We then set out short, medium and long term plans for the resort and review them on a regular basis and in doing so ensure that the owner and customer demands are addressed. In 2006 we completed some major renovations of the resort as can be seen from Sean’s report and will continue in 2007 with these improvements. In particular a complete replacement of the lift, which has been an area of concern for some time now, has been scheduled for the early part of 2007. It is never easy to schedule major upgrades in a fully sold resort, as the disturbances will inevitably affect someone and we would like to thank all owners for their understanding during these times. As always I would like to wish our owners, directors, management and staff of Bantry Bay all the best for the festive season and coming year. Levies are due on 01st January 2006 and are interest free if payment is received before 31st January 2006, thereafter interest will be charged monthly on outstanding balances. DATES FOR RENOVATIONS Lift Upgrade – Weeks 1 to 8 During which time we will not have use of a lift and there will be some noise when they replace the landing door frames. 1st Floor Kitchen Renovations and tiling – August 2006 Flexi occupation requests during weeks 31to 35 will be accommodated in similar room types. The noise levels may be an inconvenience but these will be kept to reasonable times in the day.
