Legato Corner Newsletter Page 2 Fall Preventative Maintenance Tips... The month of October brings change. The days become shorter, vacations have come to an end, and children are back in school. This is the perfect time of year to examine your home and prepare for the impending colder weather that will be here sooner than you know it. Here are a few things that should be on your fall home maintenance checklist: • • Schedule a professional checkup for your heating system. Now is the time to find problems, not when it's freezing outside. Vacuum your heat registers and air return ducts. Or better yet, have a professional team clean you air duct system. If you have owned your house for several years, you may be surprised at the amount of dust and debris that can build up in your ductwork. • • Change your filters throughout the Fall and Winter months. • Seal drafty doors and windows. Check caulk around windows and weather stripping around doors and replace as needed. Water Heater Maintenance 1. Check your hot water heater for leaks. 2. Consider covering your water heater with an insulation blanket to retain heat and increase efficiency. 3. Make certain the electric wall heater in the hot water heater closet works and can maintain a temperature of 50 degrees or higher at all times. A little preventive maintenance and some prior planning can mean fewer headaches this winter. Did you Know? The Board of Directors meets on the 3rd Monday of most months at 7p.m. in the Clubhouse. All residents are encouraged to attend. Legato Corner office hours are Monday thru Friday from 8:00 a.m. to 4:00 p.m. Please stop by for filters, visitor parking passes, gate fobs, and homeowner and tenant registration. The office may be closed occasionally when the Property Manager is on-site or off property. A monthly calendar of events and office hours is posted on the bulletin boards located on each Trash/Recycling enclosure and right outside the Legato Corner Management Office. Check it out and you’ll be “in the know” for upcoming social events, Board Meetings, and scheduled office closings. Fall Back Safety Tip On Sunday, November 2, 2014 at 2 a.m. “fall back” as daylight saving time ends. This is an ideal time to put in fresh batteries and test your smoke detector. Your local fire department recommends batteries be replaced yearly and the detector itself be replaced every decade as the sensors are often inactive after 10 years. Consideration is the Key to being a Good Neighbor Sound from hard surfaces can travel to adjacent units. Please be considerate of your neighbors. Sound producing devices should be operated at a level that does not transmit beyond individual units. Area rugs or carpet is required on 75 % of the floor areas of each unit by the Legato Corner Condominium Bylaws to reduce sound transmission to other residences. Legato Corner Newsletter Page 3 Covenants Check ✓ Changing Your Door Lock and/or Hardware? If you change your locks, keep in mind the importance of Management being able to access your unit in case of an emergency during your absence. Additionally, a common element repair may have damaged your home and the Association will need access to investigate and correct. If you are considering changing the door hardware you will need to submit an application for modification to the Board for approval. ✓ Renting Your Unit There are specific policies regarding renting your unit in Legato Corner. Lease agreements are to be no shorter than 1-year in duration. Absolutely no subletting is allowed. A lease addendum is required and can be found online or through your Legum & Norman Management Team. You are required to provide your rental management company and/or tenants with a copy of the Bylaws and Resolutions. If your tenants do not follow the Governing Documents the Board will take action to ensure compliance. For more information please review your copy of the Governing Documents or contact your Legum & Norman Management Team. ✓ The Litter Free Zone Remember… respect the common areas of our lovely community. Please don’t litter! Trash, cigarettes and other litter are not only eyesores, but reduce our ‘curb appeal’, create a fire hazard during dry weather, and can be harmful to wildlife and resident pets. If you notice a problem spot where litter is blowing on to our property, contact your on-site manager so we can keep on top of it. We appreciate the neighbors who pick up debris instead of just walking past it – let’s all give them a resounding “Thank You” and some help to keep Legato Corner litter free. ✓ Trash, Trash Everywhere Our Lot Porter has made a concerted effort to keep the 4 trash/recycling enclosures free of debris and stains. We ask that you also follow good housekeeping habits as they relate to these enclosures. Dumpsters 1. Please place all items in the dumpsters. 2. Place garbage in a plastic bag and tie it tightly. (Eliminates food odor which attracts rodents.) 3. Large items (furniture, appliances, remodeling debris) should be placed inside the enclosure so as not to impede access to the dumpsters. Recycling 1. No garbage is to be placed in the recycling dumpster. 2. Flatten all cardboard containers. 3. Crush cans, plastic bottles and milk jugs to save space. 4. Learn what can be recycled – we have posted a list on the bulletin board outside the enclosure. Should you have any questions about the Association's coverage, or about your own coverage in relation to the Association’s policies, you may call Robin Manougian at the John Manougian Agency at (301) 588-6585, ext. 102. Are You Adequately Insured? Condominium owners sometimes assume that the Association’s master insurance policy is all the coverage they need. The master policy actually only covers the building, not your personal belongings or any upgrades you’ve made to your unit. For example, upgraded flooring, new cabinets or appliances, or renovations are generally not covered by the master policy. Neither does it cover parts of the building that are used only by you—like the balcony or the pipes that feed into your unit from the main pipes. the deductible. To have your personal belongings and any deductibles covered, you need to invest in a condominium owner’s insurance policy, available from most carriers. These policies generally cost only a few dollars each month and are well worth it! Be sure to ask about water or sewer backup coverage. Sewer backups are not unheard of, and a standard policy won’t cover the damage to your unit without a sewer backup rider.
