Existing Housing Activity – MLS
Metrolist brokers reported 46 home closings in the area during the first half of 2009 at an average
price of $404,960 and $125 per square foot. Fourteen of these (30 percent) were considered
“distressed” – either REO properties sold by lenders or short sales.
As of June 30, 2009 there were 63 homes listed for sale at an average price of $506,781, which
represented an 8.2 month supply based on sales for the first half of the year. These homes on the
market were listed at an average of $163 per square foot, or $38 above the average price per
square foot of recent closings.
The map below illustrates the locations of recent closing activity for both normal market
transactions as well as “distressed” properties and also the locations of homes on the market as of
Mid-Year 2009.
