Election of Five Board Members
This notice is a call to Northwest Landing homeowners who are interested
in serving on the Board. Homeowners may nominate themselves or
another homeowner for consideration. Each interested homeowner must:
(1) Provide a written statement describing their interest and qualifications
for serving on the Board. The statement should be 250 words or less.

(2) Be in good standing with the Association with no outstanding

Though not required, the ideal candidate will have prior volunteer
experience with the Association, the ability to demonstrate a working
knowledge of the governing documents and show a history of community
involvement. All applications will be reviewed by the Nominating
Committee prior to being placed on the ballot.
Nominations must be received at the Residential Owners Association
office by March 21, 2014 in order to be considered by the committee.

Daylight Savings Time
Daylight Savings time falls on Sunday, March 9, 2014 at 2:00AM this year. So set
your clocks forward 1 hour Saturday evening, March 8th, before you go to bed.
You might need to go to bed a little earlier than normal, because, after all, this
time you lose an hours sleep.

Mark your calendars for Saturday, April 19th for our Annual Springtime
Easter Egg Hunt. The hunt begins at noon at DuPont PowderWorks
Park. Watch our website for event details!

Daddy Daughter Dance A Success
Many heartfelt thanks to our wonderful volunteers who helped make the
Hawaiian Luau Dance event a success. Special thanks to Patty Moore and
Steilacoom High School Key Club along with members of GraceWorks
Church in DuPont. Many of our local churches helped with set-up and break
down. As always, Synthia Santos did a fantastic job in the kitchen. This
truly was a community effort! Now that's the Aloha spirit! Mahalo!
Next year will mark the 10th Anniversary of the Daddy Daughter

Owner Compliance Update
70% IMPROVEMENT
Compared to last year there was an Olympic-size improvement in removal of holiday lights and
decorations. Special kudos to everyone who made a point to remove their holiday decorations
at least 30-days after the holiday.
HELP KEEP NORTHWEST LANDING A BEAUTIFUL AND HARMONIOUS PLACE TO LIVE
Good visual quality of homes and yards certainly set the standard and tone of our community.
And with everyone’s help, we can continue to maintain the community’s good curb appeal. With
spring not too far away, it’s time to start thinking about the landscape maintenance standards –
please refer to the Northwest Landing Resident Handbook for this. Here are a few major eye
sores that have dampened the beauty of Northwest Landing:






By March 31, 2013. Please remove moss and mildew from exterior surfaces to include
siding, roof, and fence, and walkways.
Paint exterior woodwork. Including columns, railings, window and garage door frames.
Don’t forget to submit a Property Improve Request Form if you change colors.
All back and side yard areas must be landscaped – the minimum standard is installation
of topsoil and turf grass (sod or seed). This applies to all backyards whether the yard is
fenced or not.
Renovate unhealthy lawns. Contact your landscaper or local gardening center for
advice.
Missing house numbers must be replaced. The alley side of the house must also have
address identification. Clear or trim plants so that house numbers are clearly visible
from the street.
Alleys. Time to clean-up unkempt alleys by removing dead plant material and weeds.
Also trim branches that hang over the fence and trim branches and bushes that protrude
over the alley.
Testing phase of waste container storage



Place the container(s) neatly at the side of your house 5 feet back from the front plane of
your home if you do not have an alley and 5 feet back from the rear plane of your home
if you have an alleyway.
If you have a fenced yard, please place your container(s) behind your fence and out of
view.
Reminder, that all waste containers must be put away by 10AM the following morning
after pick-up.
Association Fines
Did you know that there is an initial $350.00 fine for unauthorized modification, and if not
corrected that a separate $350.00 fine per week may be imposed until corrected? Please be
sure to submit a Property Improvement Request form before you start your modification. If you

Resident Handbook Revisions (effective January 1, 2014)
3.B.3. Parking. Added sentences: Residents may be required to provide proof of current
automobile registration. Covers on vehicles shall be fitted and made for the vehicle or compatible
with the type of vehicle being covered. Plastic tarp, bungee cord, rope, etc. are not allowed
to secure the cover on the vehicle. Inoperable vehicles, unlicensed vehicles stored outside
the garage and vehicles parked in the alley shall be subject to towing by the ROA at owners’
expense.
3.C.6. Basketball Hoops. Added sentence: On alleys, the basketball hoop must be a
minimum of five feet inside the two feet easement, or seven feet from the alley; basketball hoops
shall not hang over the alley or affect ingress or egress of vehicles.
3.C.19.a. Sheds. Revised to read: Sheds shall not exceed ten feet (10’) in height and one
hundred and twenty square feet (120 sq. ft.) in area. Size of shed may vary with lot size.
3.C.25.a. Waste Containers. Revised to read: Waste containers must be stored out of sight
from any City street and stored to minimize visual impact to neighbors. For homes with no
fence, waste containers may be stored at the side of the house, at least five feet behind
the front plane of the house. This provision does not apply to homes with shared
driveways. Waste containers must not be stored on driveways or beyond the front plane
of the house.
3.E. Lighting. Added sentence: Exterior lighting and light fixtures not originally installed by the
builder/contractor shall require PIC review and approval. Repair or replacement of same type of
lighting or light fixture does not require PIC approval.
3.F.1.b. and 3.F.3.e. Clutter. Revised to read: Yards, porches, patios, and driveways should
be kept free of clutter, including, but not limited to toys, hoses, and other debris.
3.F.3.f. Debris. Revised to read: No rubbish, grass clippings, leaves, or other debris of any
kind shall be placed on, dumped on or allowed to accumulate anywhere on the property. No
unsanitary, unsightly, or offensive conditions shall be permitted to exist on any part of the
property.
3.F.1.g. Window and Window Covering. New section: Nonstandard window coverings are
not allowed. This includes, but is not limited to newspaper, tin foil, card board, bath towels, or
sheets. Appearance of windows from public view must be uniform, not cluttered with stored
items, and the window covering should not appear to be in need of repair.
6.E.6. Stained and Treated Fencing. Revised to include a list of the pre-approved stains. To
