Budget highlights
 Condo fees will increase by 2.5% over 2013, for a total budget of $834,058.
 Fees include an accrual of $50,905 in fiscal 2014 for the Roof Reserve which
amounted to $329,000 at the fiscal year end at June 2013.
 Maintenance continues to be a concern and a priority – a total of $120k has
been provided in 2014. This may have to increase given the issues with the
deck/rot repairs.
 A new cost element, “Stormwater System Recertification”, has been
introduced for 2014, with a cost of $26k – the Board will be reviewing the
details of that program before committing to any expenditure.
 Insurance – the premium is $85k and the deductible for any claim is $10k –
the detailed policy is posted on the Association’s website.
 In terms of variances with the 2013 budget, most expenditure items tracked in
line with budget – the main exception being on the siding painting program
which overspent by $26k as an additional building was painted in the year,
and rubbish removal which increased by $11k (30%) pursuant to an increase

in rental volumes.

 All gutters in the Village HOA have been cleaned by Jay Peak Inc. We have developed
an annual P/M schedule for this to avoid any drainage obstructions.

Deck replacement and wholesale rot problems
 Improper flashing has lead to large scale rot and damage
 Front decks/entryways generally have flashing. Rear walls
are the ones missing, since units were sided and then decks
put on after the fact.
 Sided the buildings and then added decks, but NO flashing
 The number of units effected and the scale of the damage is
not fully known at this time
 Preliminary estimate from Heritage Slate who has done
repair work says it will cost $350,000 to do the flashing
correctly and repair rot
 The repair costs are not in the current budget.

Next steps on deck flashing and rot repair
 Get the drawings from Jay
 Hire Heritage Slate Construction to test EVERY
building for moisture and rot and develop a full cost
assessment of the required repairs
 Get a full assessment of all units not just ground floor
 Define repair program including financing
 Create RFP for bid and run bid in January
 Start work April 1+/- and finish depending on hidden
damage by Fall
