RECYCLING CONTAINER DISTRIBUTION
Anne Arundel County Recycling representatives will be at the Association Office on Monday, September 14,
from 4:00 pm to 7:00 pm, to distribute recycling containers to any homeowner/resident that is in need of
one.

DO YOU HAVE OLD PHOTOS OF ELIZABETH’S LANDING?
The Board is looking for old photographs of Elizabeth’s Landing to display in the Office and Farmhouse. If
you have any photographs that you would like to share, please contact the Association Manager on 410-437-7309.
DON’T BE LEFT IN THE DARK!
If you notice a street light out, notify the Association Manager on 410-437-7309. Please provide the exact location and if
possible, the pole number (which is located near the top of the pole).
NEW LONDON - DEFRANCEAUX HARBOUR REVETMENT
The revetment project is scheduled to begin near the end of September. This project will provide shore erosion control for those
living on New London and DeFranceaux Harbours. Please try to keep your children away from the construction area.
BRADY RECREATION AREA
All homeowners and residents of Elizabeth’s Landing must carry identification and must accompany their
guests at all times while using the Brady Recreation Area. For your protection, the AAC Police are authorized to
ban individuals that do not reside in Elizabeth’s Landing and are using community facilities without being
accompanied by a resident. Remember...this area is for your enjoyment.
FALL YARD SALE
Elizabeth’s Landing’s Fall yard sale will be held on October 3 and 4, with rain dates of October 10
and 11. There will be a sign placed in the front of the community and ads placed in the Maryland
Gazette and Pennysaver. You may set up around the office and barn area provided you do not block
access to the 4-bay garage or barn, or along Elizabeth’s Landing Way, as well as in front of your
home.
ANONYMOUS COMPLAINTS
The Association does not act on anonymous complaints. In order to be fair, all complaints must be in writing and
include the name and address of the individual entering the complaint. Every effort will be made to keep your
information confidential when following up on the complaint. No action will be taken unless you as the
homeowner meet these requirements.
TRASH AND RECYCLING REMINDERS
As most of you know, the community’s trash removal days are Monday and Thursday. Recyclables and yard waste will be
picked up on Monday only. Recycling and yard waste are each picked up separately from the regular trash. Although the
community trash/recycling policies have been published numerous times, many residents continue to disregard them. Please
help keep the community appealing by following the guidelines listed below:











Do not place garbage containers/bags, yard waste, or recycling curbside prior to 4:00 pm on Sunday and Wednesday or
after pickup has occurred on Monday and Thursday. Trash must be placed at the curb before 6 am on trash pick-up
days. Elizabeth’s Landing is the first community on the Anne Arundel County contractor’s trash removal schedule. If
you miss the trash/recycling pick-up, please return your trash/recycling to your back yard. And remember, if you are late
putting your regular trash at the curb it will not be picked up with the recycling.
Do not use your recycling container for regular garbage – it will not be picked up.
Do not place your recycling container out for Thursday pick-up – it will not be picked up.
Remember to cut up, and then bundle and tie, or bag all yard waste – loose yard waste will not
be picked up.
Do not place bulk items curbside without scheduling bulk pick-up by calling 410-222-6100.
Notify the Association Office when you have a bulk pickup scheduled.
Insure that your trash is securely bagged or packed in a trash container so that the wind, birds,
or animals cannot carry it throughout the community – do not use paper bags.
Do not store trash/recycling containers of any kind in the front or side of home.
Bend over and pick-up trash that you see. The exercise is great!
Collect your trash and recycling containers and return them to your back yard within 24 hours
after trash has been removed.
Do not place bags over 40 pounds at the curb – they will not be picked up.
If trash/recycling is not picked up by the contractor it is usually for one of the reasons listed above; do not leave it at the curb,
please take it back to you home and properly dispose of it. If you know the address of “trash policy” offenders on your harbour,
please notify the Association Office on 410-437-7309, so they can be reminded of community trash policy. Your call will be kept
confidential. In addition, any trash cans or recycle bins left along the curb 24 hours after trash has been removed, will be
picked-up and disposed of by the Association. When trash/recycling containers or trash/debris is removed by the Association, it
is your HOA funds that are being used for a few individuals. As a reminder, please keep your back yard area free of
accumulated trash and clutter – garbage attracts rats and other vermin.
BOARD MEETINGS
Board meeting dates and times will be posted on the message board at the front entrance to the
community. If you are interested in discussing an item at a Board Meeting, the Board must be notified
in advance and it must be placed on the agenda. You can do this by calling the Association Manager
at 410-437-7309. You are asked to let us know what you wish to discuss. Limit your presentation to
five (5) minutes once you have the floor at the meeting. This will help to budget our time as we
sometimes have several members who wish to discuss an issue with the Board. The deadline for
accepting agenda items will be the Thursday prior to the scheduled meeting. If for some reason a
meeting has to be postponed or cancelled, a notice will be placed on the Association Office door, on
the website, and on the message board. The meetings will be held in the Association Office at 7:00
pm, unless otherwise posted. All homeowners are encouraged to attend.
PET ISSUES
There continues to be a rash of “pet issues” in the community. Please keep our furry friends safe and welcome by practicing
good pet ownership. Pets are not allowed to run loose throughout the community. These rules are part of County Animal
Control Regulations, as well as the Adopted Policies. Per the Adopted Policies – pets are not permitted on the common areas
unless they are on a leash - these means cats and dogs. In addition, pet owners are responsible for cleaning up after their pets
immediately. Poop Pole Stations are there for your convenience in cleaning up after your pet. Please do not place any other
items such as trash, household waste, etc. in the Poop Pole Stations. Pet droppings that are left in common areas, neighbor’s
lawns, as well as your own back yard create an unhealthy and unsanitary environment. Animal droppings or food left out for
stray animals will cause a problem in our community by inviting other vermin, including rats. Lastly, pet owners should not allow
their pets to relieve themselves on other owner’s lawns/flower beds. In addition to trespassing, this is not a neighborly practice.
Annoying, continuous barking dog and pet violations should be reported to County Animal Control at 410-222-8900 or Health

HANDYMAN
Many thanks to our Summer handyman, Jordan, who completed the following tasks along with many others:
 Removed broken post from "no soliciting" sign and filled in hole.
 Cleared out the Association Office for painting and returned office to original set-up after painting.
 Shredded the old checks and files (about 80 pounds of paper).
 Replaced flood light bulbs on office and farmhouse, replaced exterior and interior farmhouse bulbs.
 Re-dug holes and replaced ties that were knocked over near Sunset Elementary.
 Made various trips to Home Depot, Millersville Police Department, Ace Hardware, and Office Depot.
 Replaced batteries in all smoke alarms and installed one additional smoke alarm in the farmhouse.
 Oiled farmhouse and barn locks.
 Removed graffiti from all mailboxes, electrical units, and rocks throughout the community.
 Removed a mattress from the field behind Salem and placed at the curb for County pick-up.
 Retrieved broken boat rack from wooded area and repaired.
 Replaced all the signs at the storage lot.
 Decorated the community for the July 4th holiday.
 Sanded and painted the railing and sign posts in front of the office.
 Picked up donated table and chairs from homeowner and placed in the farmhouse.
 Removed and cleaned the shades in the office.
 Cleaned the interior and exterior of office windows.
 Cleaned the gutters on office, farmhouse, 4-bay, and barn.
 Photographed the interior and exterior of the farmhouse.
 Trimmed the tree branches in front of message board.
 Filled in large holes at Maryland Gazette box and in front of farmhouse.
 Checked the boat rack for items not registered.
 Cleaned the siding on the office and spot cleaned the siding on the farmhouse.
 Replaced railing on split rail fence at Cobscook.
 Removed the dead plants from around the office and farmhouse.
 Checked for loose boards leading to the pier.
 Cleaned the farmhouse exterior windows.
 Glued the caps on handicap fence posts.
 Cleaned the farmhouse interior.
 Removed trash from the wooded area at the end of Cobscook.
 Performed daily various miscellaneous duties such as picking up trash, removing flyers from mailboxes and utility poles,
delivering flyers, carrying items to attic, organizing the attic, posting messages on board, and many other odd jobs.

Mon–Thu 7:30 am to 4:00 pm and Fri 7:30 am to 3:00 pm;
closed on September 7 and November 26-27. Any additional closings will be posted on the office door.
If you stop by the Association Office and it is locked, the Association Manager is out in the community or conducting
community business elsewhere and will return shortly. To make arrangements to visit the Association Office at other times,
please call 410-437-7309 and every effort will be made to accommodate your needs.
ARCHITECTURAL GUIDELINES
Article V of the Covenants provides that no exterior change, addition or alteration can be made to any lot (house and grounds)
unless the unit owner obtains prior written approval from the Board of Directors. A unit owner must submit any proposed
change, addition, or alteration in writing even though it may be covered in the Adopted Policies. If it is already in the Adopted
Policies, the Association Manager can approve it; if not, it will have to be presented to the Board of Directors for review. The
Architectural Guidelines are intended to supplement Federal, State and Anne Arundel County Laws and Regulations. When
there is a conflict between the Architectural Guidelines and Federal, State and Anne Arundel County laws; Federal, State, and
Anne Arundel County Law and Regulations will take precedence. Not following these guidelines may be very costly to you!
Having to correct a mistake costs more than having it done correctly the first time.

SELLING YOUR HOME?





Notify the Association Manager and request an architectural inspection and re-inspection
after all maintenance items are complete.
Purchase an HOA package for the potential buyer from the Association Office. Cost of
the package is $75.
Verify with the Association Office that your HOA dues are current.
Remind your sales agent to forward a copy of your settlement papers to the Association
Office so the property ownership can be changed.
Remember to remove and dispose of all your trash and bulk items or your closing may be
held up or monies will be collected and placed in escrow to cover the cost of removal.
1, 2, 3 TOWING POLICY
Vessels and trailers of all types are not permitted to park in Elizabeth’s Landing, except at the
Brady Recreation Area during loading/unloading.
Vehicles parked illegally in the red/yellow zone, or without tags/expired tags will be towed,
possibly without warning.
When practical, all vehicles, vessels, and trailers that are parked illegally will be given:

1 Warning - gives you 48 hours notice to move your vehicle, vessel, or trailer.

2 Warning - gives you 24 hours notice to move your vehicle, vessel, or trailer. This notice is given 24 hours after 1 warning
or the second time the vehicle, vessel, or trailer is seen.

3 and Final Warning - warns you that your vehicle, vessel, or trailer will be towed as soon as the towing service can be

notified. This notice is given 24 hours after the 2 warning or the third time the vehicle, vessel, or trailer is seen.
Vehicles parked in another resident’s numbered parking space or in a visitor space is a matter that
must be solved between the residents involved.
