Generally for most Multi-Dwelling Housing, the lot size should contain at
least 1200 Square Metres as this allows enough area to meet development
controls such as Private Open Space, Car Parking etc.
Minimum Lot Frontage
15 Metres
Maximum Lot Coverage
75 Per cent.
A minimum of 25 Per cent at ground level must be soft landscaping.
Maximum Height
Varies.
Most zone designations allow 2-3 stories but others in The Entrance allow
up to 10 stories. Council’s online mapping depicts the maximum allowable
building heights.
Minimum Private Open Space
Villa/Townhouse: 45 Square Metres with a minimum dimension of 4.5
Metres.
Residential Flat Building: 30 Square Metres can be deck or verandah.
Mixed Use Development: 10-30 Square Metres.
Front Building Line
4.5 Metres to 7.5 Metres depending on the type of road and traffic
conditions.
Side and Rear Building Lines
Side: 1.5 to 11 Metres depending on building height.
Rear: 4.5 Metres.
Garages: 6 Metres
Parking Requirements
1 space per 1 bedroom dwelling.
1.2 spaces per 2 bedroom dwelling.
1.5 spaces per 3 (or more) bedroom dwelling.
In addition to above, 1 space per 5 units to serve as visitor parking and

Light Industry is permissible in IN1, IN2, B6, B7 Zones.

Not Specified. Proposals will receive a merit based assessment by Council.
Development must consider the factors such as type of business, parking,
noise, odour and number of employees/customers.

Design Considerations
Must be architecturally articulated with interesting building design and use
of varied exterior materials. Additional considerations are Parking and
Loading , Water, Stormwater, Sewer Systems, Energy Efficiency, Noise and
Odour.

5 Metres.
A reduced distance can be considered by Council on merits.
Parking Requirements
Varies upon type of development and is assessed by Council upon merit.
