The Joint Management Committee (2014-2015) of 1BU
Meet the eleven members of the 2014-2015 Joint Management Committee (JMC) who have worked
tirelessly behind the scene to help make living in 1BU pleasant, safe and comfortable. The team was
organised to champion various areas of responsibility as follows :

Participating in the JMC has not only been rewarding spiritually, but has
also enriched my circle of friends in and around the condominium
complex. Of course, there are always issues when a large group of people
are sharing a common area. There are interested parties and there are
those could not care less. They are those that think that since they are
paying maintenance they have every right within the condominium
complex, but they have forgotten that there are also a few hundred
others who are also paying for the upkeep of our home. There’s where
the House Rules come into play. Every one of us, including JMC members,
are subject to these rules. I always remember what Mr Su Thai Seng
advocated when I first joined the JMC, “One for All & All for One”.
Basically it means that there are no special privileges for anyone, not even
the JMC members.
Finally, I would like to pay a tribute to past and present JMC members.
Thank you for helping to build a better home for all of us. Good Day.
The 2014-2015 JMC term brought challenges and changes. Act 757 and
Strata Management Regulations 2015, came into effect on 2nd June
necessitating changes in how we conduct our AGM/EGMs and the
establishment of a Management Committee bulletin board.
Our legal advisors completed the evaluation of our areas of contention
with the developer and proprietor, confirming that we have good legal
grounds for litigation if necessary. Our developer approached the JMC to
support an amalgamation of shop lot parcels to reduce their number, but
did not provide any specific details. JMC requested specific details in
writing, i.e. building plans, blue prints, etc., but written details have yet to
be received.
The implementation of Phase I LED lighting conversion was completed,
reducing our commons electrical cost by estimated 10% or RM 60,000 per
annum. To-date we are on track to realize that goal and amortize the
change within the estimated three years. Evaluation of Phase II has been
initiated, which should further reduce our costs by an estimated
additional RM 15,000-20K per annum and also be amortized in less than
three years.

Set amidst lush greenery both within and outside the condominium
complex, 1BU is a great place to stay. Well-maintained common areas and
facilities coupled with comprehensive security procedures enhance the
quality of life.
To augment these physical aspects of condominium living, we provide an
information portal at our website at www.1bukitutama.com.my as well as
two Internet forums (the Residents and Announcements forums). The
Residents forum is an online discussion site where owners and tenants
can hold conversations by posting messages whereas the Announcements
forum is the JMC’s platform to keep members informed of matters arising
and new developments. Membership to access these forums and the
Owners’ Section of the 1BU website are updated bi-annually in December
and June. Requests to join should go through the Management Office.
In addition, our newsletter, i-Care, serves to inform our community of
news and events that have happened within our complex and to share
useful information. We welcome suggestions for improvement, as well as
contributions of articles, tips and photographs for the newsletter should
you wish to share with your fellow residents/owners.

As a JMC member, I was tasked to look after the maintenance of the
swimming pool and the barbeque deck. During the past year, no major
repairs were required as both areas were well maintained.
Having served in the JMC for the past 3 years, I have gained lots of insight
into the smooth running of this condominium. In our monthly meetings,
Committee members discuss and debate before deciding on the best
option in every project we embarked on.
While I am happy to be part of the 1BU JMC, I hope more residents can
step forward to serve in the committee for the betterment of our
condominium.

Hi, I'm Iris. I have been living in 1BU since 2005 and have been a member
of the JMC since its inception.
I started off as a Block Representative and later helped out in
Housekeeping, together with Ben. Ben oversees the overall daily
maintenance and control of the cleaners. I feel he has done a great job
here.
Being a member of the JMC and attending the monthly JMC
meetings have given me an insight into the complexities of condominium
management. However, I have never regretted moving from a landed
property to a condominium. In fact, life in 1BU is similar to living in a
resort.

Good Security starts with you, as a responsible resident. Be vigilant and
observant of goings-on around your unit and report any unusual,
suspicious or untoward activity to the Management Office.
Our first level of defence against theft and intrusion is the guardhouse
where a visitor’s IC is scanned and verified. The guard then intercoms the
unit concerned to ensure there is someone at home. Our second level is
the lift access card which prevents unauthorised access to residential
units. In addition, the fire doors at the stairwell have one-way locks
which must be kept locked at all times (unless a fire arises) to stop
intruders from accessing our units via the staircase. Trespassers can be
tracked from our CCTV records.
Let us know if a guard does not follow the SOP (Standard Operating
Procedures) or if residents/outsiders infringe the house rules or commit
dangerous acts (like throwing heavy objects from higher floors). Ensure
your lift access card works properly and you have access to your floor,
car park levels and the lobby. Report faulty access cards, unlocked fire
doors, vandalism and suspicious persons to the Management Office or to
Security. Your cooperation and civic-mindedness are crucial to effective
security. Residents, Management and the guards must complement each
other.
Time flies as it has been more than 2 terms since I have been with the
JMC. Everyone in the team has been very friendly and most importantly
we have strong teamwork. I was sceptical in the beginning about joining
another community service as I have been very busy with work and Lions
Clubs activities. However, after attending the initial meeting, I felt that
each and everyone in the committee is very responsible and open in
giving their opinions in solving problems. I started to enjoy their
company and at the same time I felt that everyone there is trying
unselfishly to improve our condominium living.
One thing about living in the condominium is our responsibility to
preserve this nice environment and be nice to our neighbours. We want
to live happily together. Most of the time, we only meet our neighbours
in the lift and how many times do we acknowledge one another? A
simple smile and hello can surely bring 2 neighbours closer together.
How many times do we say hello to our guards and ask them whether
they have taken their lunch or dinner? It’s about time we change our
perception of living together. Being happy and relaxed every time we
meet one another can make our life healthier and more harmonious.
Lastly, we should appreciate what the JMC has been doing all these
years in maintaining this lovely place. I wish more owners can step
forward so that some of us can take a break from this community work.

Hi! My name is William Shak. I have been staying here for 10 years and I
would say this is the best place that I have ever lived in.
I joined the JMC in 2007 and have been taking care of the overall
maintenance of our condominium on a voluntary basis as I strongly
believe it would not be easy to find another condominium that is as good
as ours. It will therefore be a great waste if we do not put in some effort
to maintain or improve our condo to the best condition possible.
I also urge all our fellow residents to contribute in whatever way we can
to help upkeep the lovely place here that we call home.

Year-end Celebration 2015
The Year-end celebration was held on
Saturday, 19th December 2015 at the
Clubhouse. Residents brought a variety
of food as part of the pot luck spread
while the JMB provided drinks, paper
cups and plates, serviettes and utensils.
The grande finale was carolling led by
the Kristus Aman choir, as participants
joined in.
It was a good opportunity for residents
to mingle and get to know one another,
while exchanging glad tidings.

On 1 November 2015, the Annual General Meeting was convened with forty registered owners to
adopt the audited 2014 Financial Statements, approve the termination of the litigation fund and the
increase in service charges, provide a status update on the issuance of strata titles and elect the Joint

Infringements
1. Graffitti in commons areas
On 27th August 2015, graffiti
was found at Level 3 in Block
E1. The affected walls have
since been repainted.
Budget
2. Lift panel defacement
We have caught on CCTV a few culprits who tried to peel
off the Braille stickers on our lift panels and have let them
off with a warning. These stickers are expensive to
replace and even harder to find. Subsequent offenders
will be fined. We urge parents to monitor the children
with them in the lift and prevent itchy fingers from
working overtime.
3. Unlocked stairwell doors
During the latter half of 2015, starting from August, there
were several incidents of the stairwell door being left
unlocked. On 23rd October 2015, a unit in Block E1 was
broken into. It was subsequently observed that the
stairwell door was indeed not locked on that floor as well
as on Level 3. Intruders could easily access the unit and
get away via Level 3. To prevent thefts, ensure that the
stairwell door is closed properly and the lock is in a
horizontal position at all times, unless there is a fire.
4. Illegal car park
Car wash areas have been provided primarily for
residents to wash their cars. They are clearly demarcated.
They are not parking bays for ad-hoc usage. We should be
considerate as parking our car in a car wash area deprives
others who actually need to wash their car.
This car was subsequently clamped.
5. Littering
The ledge on top of the mailboxes should not serve as a
place for collecting rubbish. The rubbish bin is just a few
steps away. Moreover, some exercise will do you good.
