Yes – as long as there is no evidence of water entering anywhere else in the basement. Yes. 2. A heavy rainstorm hits John Doe’s community and results in water entering his home through his window wells. He is left with water in his basement. No. Sewer Back Up Coverage does not cover surface water loss or damage. Yes. The cause of loss is surface water. 3. Cindy White lives near a river and it overflows into her neighbour’s yard, but stays away from her property. However, she finds smelly water in the corner of her basement originating from the shower and it doesn’t appear water is coming from anywhere else. Yes. The water solely entered her home through her sewer line which is covered by Sewer Back Up Coverage. Yes. Sewer back up is included under Water Protection Coverage. 4. Cindy White lives near a river and it overflows into her neighbour’s yard, but stays away from her property. However, she finds smelly water in the corner of her basement originating from the shower and also notices water on the opposite side of her basement. It is coming in from a crack in the floor. No. The water coming through her floor is considered to be ground water, which is excluded under Sewer Back Up Coverage. Yes. Water Protection Coverage covers loss or damage from ground water (that is tied to an event) and sewer back up. 5. After a slightly higher than normal snowfall and a normal spring melt, Bob Brown notices dampness in his man cave. He looks closer and finds water coming through cracks in his basement walls. No. Sewer Back Up Coverage does not include coverage for ground water or for continuous or repeated seepage or leakage. No. The ground water entering Bob’s home is not happening at the same time as a flood or surface water event; therefore this damage would be excluded.
