BARNES REALTY IS SEEKING CASH RENT BIDS ON TWO PRIME
BOTTOMLAND TRACTS IN ATCHISON COUNTY, MISSOURI FOR THE 2007
CROP YEAR.
Thanks for your interest in renting land in Atchison County, Missouri. We are seeking
cash rent offers for the 2007 farming season on two prime Atchison county farms.
The first tract is located in Northwest Atchison County, about six miles southwest of the
town of Hamburg, Iowa. Soil types are excellent. It has 96.0 acres of “farmland”
according to the 2005 FSA form 156 EZ (the latest one available, according to the
Atchison County FSA). The Plat book page showing the farm, the November 14th FSA
aerial photograph and the current 156 EZ are included in this information pack.
This tract is offered on the following terms and conditions:
1. Bids will be accepted until December 15th, 2006.
2. A deposit of 15 per cent of the total bid price will be included with the bid form.
The balance will be due on or before March 1, 2007.
3. It is up to the renter to verify all the information about the property at the FSA
office. Barnes Realty makes no representations about the total tillable acres on
this property. The bids will be lump sum bids and will contain no reference to
total or tillable acres.
4. Barnes Realty reserves the right to reject any and all bids on the property.
The second tract is the well-known Rankin Ranch 11 alongside US Highway 59, between
Fairfax and Tarkio, Missouri. This is one of the finest tracts in the territory. It has a total
of 1892 acres of “farmland” according to the FSA, with 1,720 tillable acres. The Plat
book page showing the farm, the November 14th FSA aerial photograph and the current
156 EZ are included in this information pack. Its nearly all prime bottomland or upland
and it is offered on the following terms and conditions:
1. Bids will be accepted until December 15th, 2006
2. Bids will be on a form provided by Barnes Realty to all who are interested in
placing a bid. This form will provide for a 15 per cent deposit to be paid with the
signed rental contract offer. This deposit will not be cashed until the contract is
accepted by Barnes Realty.
3. Ranch 11 has been continuously operated by Toby Clark for the last 50 years. In
deference to these years of service, Mr. Clark will have the chance to match the
successful bid and continue farming the farm.
4. Barnes Realty reserves the right to reject any and all bids.
