Top 100 Suburbs for Family Living
The Top 100 list provides a statistical view on the suburbs across
Australia’s metropolitan housing markets and regional housing
markets that are likely to be the best suited for family living. The
results show a great deal of variability from region to region, however
it is those suburbs that show a blend of housing affordability, large
block sizes and amenity that rise to the top of the list.
While many families may aspire to live close to the city or coastline,
the reality is that across the capital cities, it is generally those suburbs
located in the middle to outer ring housing markets where the large
proportion of results fall. These markets tend to offer more affordable
housing options that are located on larger blocks of land compared
with suburbs closer to the CBD. The level of amenity and proximity to
essential services such as schools and health care also play a large
role in the analysis.

Top 100 Suburbs for Family Living
How did we compile the list?
The Top 100 list, which ranks suburbs based on a range of factors
including house prices, typical block size, average number of
bedrooms, historical capital gains and a range of proximity attributes
involving schools, health care facilities, child care centres and retail
facilities, has been compiled for Aussie Home Loans by RP Data.
The analysis also factors in measures of socioeconomic well being
using the Australian Bureau of Statistics SEIFA index.
The analysis is based on a statistical calculation using weighted
attributes to rank all suburbs nationally. The criteria for the study is
based on surveys conducted by RP Data and Aussie Home Loans
late last year which showed family households very much valued
living in a detached home on a large block of land. Opportunities for
capital growth were important to them, as were locational aspects
such as proximity to schools, health care and shopping facilities.

Metro
Melbourne suburbs the most numerous across
the Top 100 metropolitan locations for family
living
Suburbs of Melbourne were the most populous
across the Top 100 list of metropolitan suburbs for
family living, comprising 31% of the list. Brisbane
suburbs comprised 22% of the list followed by
suburbs of Sydney (21%), Adelaide (12%), Hobart
(9%), Perth (4%) and Darwin (1%).

The Top 100 list, which ranks suburbs based on a

The Hobart suburb of Kingston ranks as number one on our list
of suburbs best suited to family living
Based on our weighted calculations, the Hobart suburb of Kingston
ranks as the number one metropolitan suburb on the Top 100 list.
The combination of affordable home prices (the median house price
is just $350,000), large average block size (828sqm) and slightly
more than three bedrooms on average (3.3) fits the ‘family’ profile
very well. Added to this, is the availability of local amenities such as
schools and shopping centres and the overall attractiveness of
Kingston as a family location.

Sydney, NSW
The top family suburbs across Sydney were mostly located around
the outer fringes of the city where housing prices are more
affordable and land areas tend to be larger. Suburbs within the
Blue Mountains comprised a large proportion of the Sydney Top 20
list; despite their distance from the CBD of Sydney and other
significant working nodes, the sheer affordability of the region as
well as the large homes situated on large parcels of land were the
primary driver of their high ranking. The best ranking Sydney
suburb, Forestville, showed a national metro rank of 25. With a
median price of $910,000 the lack of affordability is offset by the
large land sizes, large homes and availability of amenity within the
suburb.

Melbourne, VIC
The most highly ranked family suburbs across Melbourne tend to
be clustered around the outer fringes of the Melbourne urban
boundary with suburbs across the Yarra Ranges the most populous
across the Top 20 list for Melbourne. Despite the outer fringe nature
of most of the top family suburbs for Melbourne, almost half of the
top 20 list suburbs are located within 25km of the Melbourne CBD.
Melbourne suburbs were the most numerous across the national
metro Top 100, comprising 31% of the overall list, with 6 suburbs in
the national Top 20 list alone. Better affordability and larger lot
sizes were two key reasons for the high rankings.

Brisbane, QLD
The Moreton Bay council region to the north of the Brisbane
metropolitan area was home to the largest number of suburbs in
Brisbane’s Top 20 for family living, followed by the Brisbane and
Redland council regions which both comprised 4 of the top 20
suburbs. Brisbane housing is typically much more affordable than
the other major capitals, with the median house price about 59%
higher in Sydney, 27% higher in Melbourne and 15% higher in
Perth. Half of the suburbs in Brisbane’s top 20 most family friendly
suburbs have a median house price under $400,000.

mainland capital city, which reflects in the top 20 list for family
suburbs. 15 of the top 20 suburbs have a median price under
$400,000 and all but one suburb on the list has a median price
under $500,000. Suburbs within the Tea Tree Gully council
region are most populous across the top 20, comprising 6 of the
top 20 suburbs, followed by suburbs within Onkaparinga council
region (5 suburbs).

The top 20 family locations across Perth are dispersed across 12
separate council regions, with the most suburbs concentrated to
the south east of the Perth CBD within the Kalamunda (6),
Armadale (2) and Gosnells (2) council areas where housing
prices are typically more affordable than areas close to the city or
eastern beaches. The northern council area of Joondalup also
recorded two suburbs within the top 120. Demonstrating the
higher housing prices of Perth, only two of the top 20 family
suburbs in Perth have a median house price under $400,000,
and ten of the top 20 show a median house price of $500,000 or
lower.

Hobart, TAS
Hobart is the most affordable capital city with an overall median
house price of just $350,000 (less than half that of Sydney),
which is one of the reasons why Hobart is showing 9 suburbs
within the national metro top 100 list. Socioeconomic indicators
tend to be weaker across Hobart compared with mainland cities
which pulls the overall rankings lower as well. Despite the lower
overall number of suburbs in the Top 100 list, the small size of the
Hobart metro area compared with the mainland capitals suggests
that Hobart is over represented in the top 100 rankings..
Additionally, the suburb of Kingston was the number 1 ranked
suburb across the national metro areas.

Darwin has ranked overall very low across the metro top 100 list,
with the top ranked suburb, Bellamack, coming in at number 31 in
the national metro rankings. Amenity such as schools, doctors,
retail outlets and child care centres are appear to be scarcer in
Darwin than what is typically found in the other capital cities,
which is one of the reasons why many suburbs received a lower
ranking. Additionally, housing prices in Darwin tend to be higher
than most capital cities; as at January this year Darwin’s median
house price was $572,000, the fourth highest median price of any
capital city.

The Top 100 list, which ranks suburbs based on a
range of factors including house prices, typical block
size, average number of bedrooms, historical capital
gains and a range of proximity attributes involving
schools, health care facilities, child care centres and
retail facilities, has been compiled for Aussie Home
Loans by RP Data.
Orange, in New South Wales, ranks as the number one regional
family oriented suburb in the nation
Based on our weighted calculations, the New South Wales suburb
of Orange ranked as the best regional suburb for family living. The
relatively low median house price of $333,500 was one of the key
reasons why Orange ranked so high. With an average land area of
851sqm and more than three bedrooms on average in each house,
blocks and homes tend to be large. House values in Orange have
increased by slightly more than 16% over the past five years which
is another reason for the high ranking. Additionally, schools, health
care, child care and retail options are plentiful in the suburb.

About Aussie
Aussie (formerly Aussie Home Loans) was founded in 1992 by John
Symond AM, who was widely credited with bringing competition to
the Australian home lending industry. The company was unique in its
approach to home loans, offering 24 hours a day service and loans
far cheaper than those offered by banks. In 1994 Aussie introduced
