How to work out your rent Remote Aboriginal and Torres Strait Islander Communities Tenants and their families will pay either 25% of their total income as rent or the maximum rent for the property – whichever is less. What is the maximum rent I can pay? The maximum rent you can pay is based on the rent charged for other houses managed by the department with similar access to services and amenities in an Aboriginal and Torres Strait Islander community. These maximum rents are below. These amounts may increase in the future. 1 bedroom ‐ $90 2 bedrooms ‐ $105 3 bedrooms ‐ $120 4 bedrooms ‐ $150 5 bedrooms ‐ $160 6 bedrooms ‐ $165 7 bedrooms ‐ $190 8 bedrooms ‐ $195 How to work out your rent Use this guide to help you work out how much rent you have to pay. This is an estimate only ‐ Housing staff will tell you how much your rent will be based on your total household income. Step 1 ‐ identify all assessable income in your household First, add up your working income. working income includes income such as wages, casual earnings, interest and leave loading. We assess this on the ‘after‐tax amount’ To work out the after‐tax amount, ask Housing staff for the current tax allowance scale. Deduct the tax allowance amount from the gross working income to work out the after‐tax amount. Example: gross working income $500 – tax allowance of $29 = $471 (after‐tax amount) Total 1 $ Next, add together all Centrelink payments and Child Support payments that each person in your household gets. – Examples of Centrelink payments include Newstart Allowance, Parenting Payment, Family Tax Benefit (Part A and Part B) and Carers Allowance. Total 2 $ Step 2 ‐ add these amounts together and multiply by 0.25. This is your estimated rent amount based on your household’s assessable income. Example: $471 X 0.25 = rent $117.75 Rent $ Your rent will either be 25% of your household’s total assessable income or the maximum rent for the property, whichever is less.
