A running tap wastes more than six litres of water a minute, so turn off the tap while brushing your teeth, shaving, or washing your face - and use cold water if you don’t need hot. If you leave your home for more than a day or two in the winter, leave the heating set to a low level to avoid freezing water in the pipes. If water in the pipes is frozen do not run hot water taps because this will empty the hot water cylinder which could then cause damage. A dripping tap may also lead to frozen pipes in winter, and will stain the bath or basin. Telephone / internet A British Telecom terminal point is wired ready for the installation of a telephone. If you require a telephone or internet service you should apply directly to British Telecom or any other provider to subscribe. Care should be taken during installation that structural damage is avoided (i.e. there should be no drilling through window frames or brickwork). TV aerial There is a communal TV aerial located on the roof and this is connected in the corner of your lounge and main bedroom. Satellite TV Communal satellite Sky+ , Turksat and Hotbird connections are provided in every home on the wall in the main living room. You will need to contact a satellite installer about schemes, subscriptions and cost of connection. Satellite dishes are not permitted on the development. Avoid the use of abrasive cleaning materials like scouring powders, steel wool and metal brushes. Never use bleach and other chlorine-based cleaners, acids, photographic development liquid, alkalis (caustic soda) or concentrated disinfectants on surfaces. If any of these come into contact with the surface, clean them off immediately, otherwise surface damage will occur. As with all work surfaces spillages should be wiped up immediately and particular care should be taken with oil and grease which can penetrate the surface. Strongly coloured foodstuffs, such as blackcurrant and beetroot, can stain surfaces and acidic things like citrus fruit, vinegars and cola could cause damage to the surface. When purchasing a new washing machine or dishwasher, it is recommended that you review the EU labelling scheme for white goods, which will help you choose the most energy-efficient machine to save money on bills. If a blockage occurs and the sink is full of water, try to remove the blockage by pushing a flexible rod down the plughole or by using a suction cup plunger to force water up and down the 8 wastepipe. To prevent blockages, put hot fat in a container and, when cold and hardened, into the bin rather than down the drain. Bathroom / toilet The bathroom is equipped with a wash basin, toilet and bath. Do not use metal scourers to clean bathroom surfaces, they will cause damage. Bleach should not be allowed to stand in stainless steel sinks. Bathroom blockages are normally caused by a build-up of hair and soap - you can try to remove this by using a suction cup plunger or a drain un-blocker. However, if the blockage appears more serious, contact Hackney Homes. Never flush disposable nappies, sanitary towels or similar items down the toilet – these can cause a serious blockage and you will be charged by Hackney Homes for unblocking it. Hot water and radiators Your new home has been designed with insulated external walls, insulated floors, double glazed windows, and an energy-efficient heating system to reduce your heating bills. The heating and hot water systems are located in the hall cupboard. These are set by the manufacturer and should not need adjustment. The immersion heater is for use when an extra boost of hot water is required – constant use will result in higher bills. The heating and hot water are controlled by a programmer which can be set to switch the heating and hot water on and off at set times. There is a thermostat control located in your home. The heating should, under normal conditions, be set to achieve an indoor temperature of between 17 oC and 20 oC (63 oF to 68 oF). Lighting Your property has been fitted with low energy light fittings and bulbs which last longer than normal bulbs. When it is time to replace them, always look for bulbs with high efficacy (efficacy means the amount of light emitted in relation to the power input). Doors and windows The front entrance door is fitted with an outside key lock, inside turn button lock, two sliding bolts, security chain and door viewer. The bathroom door is fitted with lever handles and a bathroom lock which, in the case of an emergency, can be opened from the outside. The tilt and turn casement windows are easy to open and clean. The windows are fitted with locks to prevent people falling out and should only be opened fully for cleaning purposes, and locked afterwards. Floor coverings All floors are laid with vinyl tiles except the kitchens, cloakrooms and bathrooms which are vinyl sheet flooring. Vinyl and similar materials can be cleaned with water-based cleansers to remove routine dirt and stains. When considering floor coverings, you should advise the supplier that there is under floor heating as this means that certain tiles and thicker carpets are not suitable. You should also ensure you choose a floor covering which minimises the impact of noise to any floors below. Wooden floors are not allowed. 09 Taking care of your home Decoration / finishes / fixings Redecorating can be carried out after 12 months, when the contractor has made good any defects – see the defects section on page 13. Under the terms of your tenancy, you must get written permission from Hackney Homes before making any alterations or improvements to your home. When redecorating, please choose sustainably-sourced products and ensure that the work is carried out by a person who is suitably qualified. Try to keep a reasonably even temperature by using heating sparingly to allow your house to warm up gradually – this will help prevent cracks appearing. White salts or deposits on the internal or external walls is another sign of drying out. On external walls this will eventually disappear, but on internal walls it can be cleaned by wiping or brushing with a dry brush. If persistent it may be the result of a water leak and you should notify Hackney Homes immediately. Heavy pictures and mirrors should not be hung on picture hooks – instead use a wall-plug fixing which should go through the plasterboard into the wall behind. Special timber frame toggle bolts and plug fixings are available from DIY warehouses. If fixing through wall tiles keep the end of the wall-plug level with the plaster face and not the face of the tile. It is possible to fix items to the ceiling but heavy objects are not advisable, and you should take care not to suspend heavy objects from the ceiling. The ceilings are constructed using plasterboard fixed to the reinforced concrete frame. To fix lightweight items to the ceiling or walls, you should use plugs designed for hollow partitions or special fixings such as toggle bolts or stud fixings. Be cautious when nailing or drilling into walls as there could be electric cables or pipes beneath the surface. Ventilation and condensation Your home has been designed with a combination of extractor fans / mechanical heat recovery units to improve ventilation - all controlled by a pump in the hall cupboard. These are low energy appliances that are cheap to run and should not be switched off otherwise condensation may occur. Condensation can damage clothes, bedding, floor coverings, decoration, and the walls if allowed to grow into mould. It can also be bad for your health. Although your home was inspected before you moved in, some defects may develop or become apparent over a period of time. The builder is responsible for repairs but not for those repairs caused by negligence, accident or your own work to your home. All homes are inspected after 12 months by Hackney Council and Lovell representatives, with you present, and a list of any outstanding faults is agreed which Lovell will then put right as soon as possible. Because Lovell is responsible for these repairs, the procedure is different to the one followed if you were reporting a fault to Hackney Homes. There are three categories of defect: urgent / emergency; minor; and non-urgent. Urgent / emergency defects are: • likely to be dangerous • likely to pose a health risk • likely to pose a threat to security of a person or their home • likely to result in further serious damage to property if not repaired immediately Examples of urgent / emergency defects are: • loss of heating or hot water in households with older people, young children, or those with medical conditions • flood • faulty external doors where security is at risk • overflowing blocked drains / toilet • materials falling off the roof • total loss of power or unsafe electrics • failure of lighting in communal areas Examples of minor defects are: • faulty extractor equipment • internal doors sticking Non-urgent defects are: • small faults which do not prevent enjoyment of your home • cracks in plaster or decoration Please note that Lovell and Hackney Homes are not liable for faults and repairs caused by misuse. You will be charged for any such repairs carried out by Hackney Homes or Lovell. 13 When reporting a defect you will be asked for: • the nature of the problem • arrangements for access: whether you prefer a visit on a particular day, or whether a neighbour could help with access – please remember that if you are flexible about access the problem will be dealt with quicker We will assess your problem and the contractor will contact you directly to arrange a convenient appointment. If you request an emergency call-out and it turns out not to be an emergency defect, you will be charged for the cost of that call-out and any work associated with it. Please read all operating instructions carefully before making any emergency calls. Once the final inspection has taken place after 12 months and any faults have been put right, for tenants, Hackney Homes become responsible for carrying out repairs to your home; but leaseholders are responsible for their own repairs and maintenance. The rear doors have a security light operated by a switch inside. Gardens The gardens are for communal use and are maintained by Hackney Homes. Secure Cycle Storage A cycle store is located in Brooklime House to the rear. Parking There is no onsite parking except for blue badge holders. Waste and Recycling Individual composting bins have been provided in the kitchen to help reduce and recycle your food waste. The external waste storage areas have been designed to be accessible to all and with sufficient space to accommodate all waste and recycling bins. The bins are located in the bin store room which is signed for each block. This means that by taking advantage of these features and considering how you light, ventilate, heat and cool your home, or use water, and dispose of waste, you can save money.
