The Islands at Mariners Cove - Small Lot Design Competition: Builders Pack 1. THE CHALLENGE - SMALL LOT HOUSING DESIGNS
Cedar Woods Properties Limited is proudly developing The Islands at Mariners Cove, the
last canal subdivision in Mandurah. We’ve seen an encouraging uplift in the Mandurah
property market during 2013 and Cedar Woods is keen to maintain sales momentum as
we move into an area of the Estate that includes narrow frontage lots, mostly between
9m – 12.5m.
Cedar Woods is aware that some buyers have difficulty finding designs that are suitable
for narrow canal lots and, as such, we are seeking to provide builders with incentives to
get involved in our award winning estate by providing a compliant two storey design for a
9.3m wide, 307sqm lot.
Specific incentives include:
-Cash prizes for selected designs.
-A chance to gain a foothold in a steadily increasing housing market.
-Free advertising of the builders brand and designs.
-Potential to build a long lasting partnership with Cedar Woods.
-Future opportunities for grouped housing development on The Islands.

2. PROJECT BACKGROUND
Since its first release of exclusive waterfront lots in 1999, The Islands at Mariners Cove has
been one of the most successful and popular land developments in the area. Buyers
have scrambled to get their hands on their own piece of waterfront paradise which is only
2 minutes drive from the Mandurah CBD.
Upon completion, The Islands at Mariners Cove will consist of 421 lots, comprising of
traditional and narrow style lots, all of which have their own access to a private mooring
on the Mandurah canals. Over 300 lots have already been developed and Cedar Woods
will develop around 40 lots per year until the Estate is sold out. The final stage will include a
grouped housing development which is expected to yield around 30 houses.
3. BUILDER OPPORTUNITIES
Cedar Woods has recognised that there aren’t many builders catering for the narrow
canal lots and we want to provide our buyers with options to make it easier for them to
build on The Islands.
There are over 50 narrow lots that are either currently titled or will be titled early in 2014
which represents an opportunity for builders who have designs prepared. The lots have
frontages ranging from; 9.3 to 9.5m, 11.2m and 12.5m with prices starting at $295,000*.
Over 30 of these lots have 9.3m to 9.5m frontages which are the focus of our design
competition.

4. DESIGN GUIDANCE
To ensure that the overall feel of Mariners Cove remains a distinct canal-side experience,
there are restrictive covenants and design guidelines in place to maintain a high standard
of housing construction. The design guidelines facilitate a built form outcome derived
from the boathouse theme by including elements such as:
-Repetitive gable forms.
-
Two storey construction (Indiano and Landings releases).
-Simple building masses.
-Modest colour palettes and elegant detailing.
-
A variety of textures and vertical forms.
The houses constructed at The Landings at Mariners Cove (pictured below) demonstrate
the intent of the guidelines.
We suggest designers use lot 917 Arcadia Close as the subject lot and designs must
comply with the Indiano release Design Guidelines and Detailed Area Plan that are
attached to this information pack.

5. PRIZES AND OTHER BENEFITS
Cedar Woods will provide a cash prize of $5,000 plus GST each for the three designs
judged to be the most appropriate. Cedar Woods will also complete the following
marketing activities to promote the house and land package campaign featuring the
successful designs:

4 week campaign in The West Australian Newspaper and local Mandurah publications.
-Editorial opportunities in The West Australian and the local Mandurah publications.
-Builders plans and elevations to be displayed on the Mariners Cove website with link to builder website and/or contact details.
-
Packages to be featured via the Mariners Cove project profile on
Realestate.com.au and on the Domain website.
-Flyers for the Point of Sale to be produced, printed and distributed to new purchasers.
-Email communications to be sent to the Mariners Cove database.
6. DELIVERABLES AND CRITERIA
Builders are asked to submit their designs in two stages:
Stage 1: CWP Assessment
Must provide the following details for a house that is compliant with the Indiano Design
Guidelines:

Floor plans, 1:100 minimum.
-
Elevations, 1:100 minimum.
-Indicative price (1).
-
Draft specifications or inclusions list.

The target price is $350,000 including GST; the maximum price will be $450,000 including
GST. The indicative price must include tiling and fitout of all wet areas, internal and external
painting. No allowance is required for air conditioning, window treatments, floor coverings to
bedrooms and living areas, paving, landscaping or site costs.
Stage 2: Marketing Standard Information
Cedar Woods will determine the three winning designs and the selected builders will be
asked to then provide the following information prior to advertising commencing and the
cash prize being payable:

Final furniture floor plans and elevations (high res jpeg).

Confirmed price.
-
Specifications list and written details of 5 key design features.
-Builders logo (high res jpeg or eps).
-Rendered colour elevation.
-Contact details for sales representative.
Cedar Woods is only offering a cash prize for three builders however other builders may
be invited to complete their designs to the stage 2 standard so they can be included on
the website.
Although the design competition is limited to two storey designs that comply with the
Indiano covenants, Cedar Woods welcomes motivated builders to prepare single and
double storey designs for other lot sizes and frontages within the Delphis release. The
