01 Install self-draining 100 mm W cedar decking on 100 x 50 mm treated softwood battens onto existing ashfeltedroof terrace level
05 Install 2 No. Western Red Cedar framed sliding doors, fully glazed with sealed double glazed units. Sealed units to be fabricated with Black Spacer Bars.
(Glazing to be 'K'-glass by Pilkington and have low-E coating). Each door to be on its own track and to slide back towards fixed panel. Sliding door gear
to be Marathon 90 (S4 kit) by Henderson.
09 Allow for 152 x 152 x 30 UC spreader lintel with 8 /10 (t.b.c.) mm thick and 350 wide bottom plate welded to bottom with 150mm hit and
miss fillet weld. Allow for joists to be cut to suit new lintel beam.
02 Install 100mm rigid insulation e.g.Celotex between joists under roof terrace area.
06 Allow for 2 No. 150 x 75 PFC's , one as ridge support beam spanning between cranked beam and RHS party wall, with beam bolted to
padstones with 2 No. M12 anchor bolts, minimum bearing 225mm. The other as support above glazing between 80x80x6.3 SHS post and
the LHS party wall.
10 Allow for 2 No. 150 x 90 PFC's continuous from staircase enclosure to other side of house, with beams bolted to padstones with
2 No. M12 anchor bolts, minimum bearing 225mm on either side. Allow for creating a downstand with min.12.5mm plasterboard,
skimmed,to conceal steel structure in central part of living area between staircases
03 Install 1330mm (W) x 1930mm (H) fixedglazed screen from Western Red Cedar frame with double glazed sealed units. Top of
frame to be flush with finished ceiling. Please refer to architects details.
07 Install 75mm rigid insulation e.g.Celotex in void between rafters to insulate roof and attic space. Keep 50mm clear airspace above insulation for
roof ventilation.
11 Allow for new 1100 mm high dwarf studwalls around existing stair leading to kitchen and living area.All new studwork walls and screens
around stairs to be 75 X 50 SW. Framing with minimum 12.5 mm T Plasterboard linings both sides, unless otherwise specifically
specified.
04 Create leaded upstand by moving PFC up by 100mm from underside of joists, pack-out , sheathe with12 mm ply and lead on top.
Upstand to act as gutter for rainwater to drain towards dormer (include for falls).
08 Removal of rear chimney breast in dining area, but retain cheeks of chimneys. Repair and stabilise plasterwork, make good with complete skim
coat , skimmed and tapped over any differencial substrates (bridging) and prepare for emulsion paint finishes. Insert 18mm T MDF shelving into
niche in chimney breast ( same as basement chimney breasts)
Insert cupboards in between shelves fabricated from 18mm T MDF with doors flush to front of shelving. To be paintfinished white. Two top
cupboards to have lidstay hinges, bottom one on pull out drawer mechanism, handles to be stainless steel d-line handles.
12 Allow for material and labour to create bespoke kitchen: fabricate carcasses from 22mm MDF, paintfinished, with 30 mm black granite counter,
no handles to doors, black granite as splashback ( to be as thin as possible, height determined by walls, i.e.dwarf wall or window).
Removal of rear chimney breast in dining area, but retain cheeks of chimneys. Repair and stabilise plasterwork, make good with complete skim
coat , skimmed and tapped over any differencial substrates (bridging) and prepare for emulsion paint finishes. Insert hob with oven under
(60cm), hood (70cm) and freestanding fridge (60cm) into niche between chimney breasts. Refer to architects details.
13 Allow for supply and installation of 1 No. sealed double glazed unit into existing opening (60's replacement window), flush glazed to outside
of brickwork, into fixed aluminium angles. Pointing to finish with structural grade Black Silicon. Sealed units to be fabricated with Black
Spacer Bars.
