Residential Lots (Robinson Ridge, Phase V), Being Fewer than 60 Acres, Located on
the East Side of County Road 161 and Approximately 3,100 Feet North of Wilmeth
Road
Dear Mr. Corwin:
On February 11, 2014, the Planning and Zoning Commission approved the preliminaryfinal plat the Robinson Ridge Phase V Addition, which was received by the Planning
Department on February 5, 2014. The approval is conditioned as follows:
1. The applicant satisfy the conditions as shown on the Standard Conditions for
Preliminary Plat Approval Checklist, enclosed.
Prior to filing the plat for record:
2. The applicant revise the plat to add street names to all unnamed streets.
Please submit a compact disk containing .PDF files of all of the plans needing
revisions to the Planning Department, Attention **Steven Duong**. A revised plat
meeting the conditions of approval is required before a building permit can be
issued. Prior to the issuance of a certificate of occupancy, a plat for the subject
property must be filed.
As part of a continuing effort to improve service to applicants, the Planning Department
is asking applicants to complete and return the enclosed survey. Please include any
comments or suggestions on how we can provide better service to applicants.

Plat Filing Procedure
The following items must occur following approval so the plat can be filed with the County.
1) Staff review
 Please submit one (1) paper copy of the plat to the Planning Department for final
review and approval prior to printing original paper copy. This may avoid the
need to correct or reprint plats that need revisions. The conditions of approval
noted above must be met before the filing of the plat.
 Once all conditions of the approval have been met on the plat, the applicant
submits three (3) original paper copies of each sheet to be filed, with legible
seals and signatures. All notaries should write their expiration date with their
signature and seal.
2) Tax certificates
 The applicant must provide certified, original tax certificates for the property
being platted showing that no taxes are due. Please note the Collin County Clerk
will not accept tax certificates over 30 days old, as they are considered expired.
 For property inside the city limits, tax certificates are needed for the City, County,
and the appropriate school district.
 The certificate for the City, McKinney ISD, and County taxes can be obtained by
contacting Kenneth L. Maun, Tax Assessor Collector for Collin County, at 2300
Bloomdale Rd. Suite 2104, McKinney 75071 or by phone at 972-547-5020 or
metro 424-1460 ext. 5020.
3) City’s Approval Certificate
 Once the original paper copies are acceptable for filing, they will be presented to
the applicable city official for his signature.
4) Filing the plat
 After the Planning Department has the original paper copy and the tax
certificates, the Planning Department will file the plat with the Collin County
Clerk.
 After the plat is filed, the applicant, or their agent, will be notified to pick up their
copy of the filed plat.

Standard Conditions for Preliminary-Final Plat/Replat Approval Checklist
The conditions listed below marked with a “
issuance of a permit:
” need to be satisfied by the applicant, prior to

Approval of public improvement construction plans, including location of any required sidewalks,
Hike and Bike Trails, and fire hydrants, by the City Engineer.
Approval of utility construction plans by the City Engineer.
Approval of grading and drainage plans by the City Engineer.
Approval of the proposed street names within this development by the City Engineer.
The applicant comply with the requirements of the Tree Preservation Ordinance and obtain any
necessary tree permits within the time frames specified within the Ordinance, subject to review and
approval by the City Arborist.
The conditions listed below marked with a “
record plat for record:
” need to be satisfied by the applicant, prior to filing a
Acceptance of all required public improvements by the City Engineer, unless otherwise specified
within an approved facilities agreement.
The applicant provide any additional easements as determined necessary by the City Engineer.
Approval of annexation documentation, and filing thereof, incorporating the proposed development
into the homeowners’ association for the proposed development, including the dedication of common
areas, and it maintenance responsibilities, and be subject to review and approval by the City
Attorney, and filed for record.
The applicant satisfy park land dedication obligations, in accordance with Article VI of the
Subdivision Ordinance, subject to review and approval by the Director of Parks and Recreation.
Payment of median landscaping fees for medians within divided roadways, in lieu of the applicant
landscaping and irrigating the medians, in the amount of $25.50 per linear foot for the distance
parallel to the subject property.
Prior to issuance of a building permit:
Payment of impact fees in accordance with Ordinances 2013-11-109 (utilities) and 2013-11-108
(roadway), or as specified within an approved facilities agreement or development agreement.
