Spanish highs Ginetta Vedrickas takes a fresh look at Spain and discovers that it is all systems go as high-end property buyers flock back to the market Spain may have been one of the worst hit destinations in the global downturn but, as the fall in prices starts to slow and buyer confidence returns, all agents report that the market is booming with buyers seeking a slice of Spanish luxury and it’s the Balearic Islands which are leading the way. Recent data from high-end agency Lucas Fox reveals that prices in some of Spain’s most desirable areas have fallen up to 50% since the property crash of 2006/7 but that sales are now very firmly on the up. In the ever hip city of Barcelona, Lucas Fox says that sales are up 13.5% from January to May 2013 compared with the same period last year and that the last two trading quarters have been the strongest since the crash. But it’s not just the Catalan capital which is booming, the luxury market is doing particularly well throughout the Costa Brava, Ibiza and Mallorca where Lucas Fox says that the average sales price of properties sold was over €1 million. Brits and Scandinavians are returning to the market and there is growing interest from Far Eastern and Russian investors. International clients are driving the market in these areas in part because Spain recently approved a new law granting non-EU nationals residency when spending €500,000 plus on a property, which has enticed overseas-based buyers. In addition, prices have leveled out since the highs of 2007 and investors can now find excellent value.” Sotheby’s also has offices in Mallorca and Ibiza and says that last year the Balearic Islands topped the charts for property sales of over €1 million to foreign purchasers, a trend which remains for the first quarter of 2013. In 2012, 729 sales were made to foreigners, with an average price of €1,080,361, compared with just 41 in Madrid averaging €584,433. Balearic boom Statistics from Spain’s General Council of Public Notaries show that Brits, Russians, Swiss and Scandinavians were the major foreignnationality players in Spain’s 2012 market and continue to be for the first half of 2013. The Germans have slipped down the rankings but still feature strongly amongst the top buyer nationalities.
