Project description
With the view of creating a tourist attraction on the
premises of a former brewery in Grodno it is planned
to build a hotel & entertainment complex and
establish an operating beer museum in the historical
part of Grodno city on the bank of the river Neman.
The buildings of the former brewery are
acknowledged to be monuments of the industrial
architecture of XIX century.
Within the frameworks of the project it is planned to:
- establish an operating beer museum with the
production of fresh beer;
- build a full-service 3-star hotel for 50-60 places;
- create an entertainment center in the historical part
of the city or a leasuire center (at the discretion of an
investor).
Technical information The former brewery complex composes 15 buildings
about the project
and other facilities with the total area of 7988,9 sq.m.,
Among them there are 3 buildings which have a
historical and cultural value. The buildings are varied
in size and number of storeys (see Attachment B)
Description of goods - Production of beer with an output 300-350 thousand
intended for production decalitres per year;
- Hotel & entertainment services.
Location of the project
A land plot alloted for the purpose of creating a hotel
& entertainment complex is located in 2 Zamkovaya
Str. in Grodno. The total area of the land plot is 1,37
hectares.
The investment site is situated in the center of Grodno
city on the right bank of the river Neman.
The land plot borders on:
in the North – Pravonaberezhnaya Str. and the
territory of «Priorbank», OJSC;
in the South – embankment of the river Neman;
in the East – Zavodskaya Str.;
in the West – the territory of a restaurant «Tavern at
wharf».
The investment site is situated at the distance:
- 1 km from the railway station «Grodno»;
- 3 km from route М6;
- 18 km from the international airport «Grodno»;
- 25 km from border crossing points «Bruzgi Kuznitsa» и «Privalka - Raigardas».
The land plot is equipped with all the necessary
service lines (central heating, water supply system,
hot water supply, sewerage system, elictricity,
telephone line).
The investment site is included in the special tourism
& recreation park «Avgustov Canal».
Raw materials supply
Most of brewing companies in the country use
brewing barley in the proportion 50% of imported
barley and 50% of domestic one.
In the republic malt is produced by 4 companies. They
are “Belsolod”, OJSC (its production capacity is 130
thousand tons of malt per year); “Krynitsa”, OJSC;
“Brest Beer”, OJSC; “Rechitsa Beer”, OJSC.

Brief description of the In Belarus beer is produced by 12 companies of
market
different forms of ownership. The main companies
are: «Krynitsa», OJSC; «Brewery «Olivaria», OJSC
(Minsk); «Molodzechno Beer», OJSC (Minsk region);
«Brest Beer», OJSC Brest region); «Polotsk Beer»,
OJSC; JV «Rechitsa Beer» OJSC; «Mozyr Beer»,
OJSC (Vitebsk region); «Belarusian Brewing
Company», Joint CJSC (Mogilev region); “Lida
Beer”, OJSC (Grodno region) and other.
In 2010 on the Belarusian market it was sold 34,2
million decalitres of domestic beer and 14 decalitres
of imported beer. Within the frameworks of the
Program of Brewing Industry Development in Belarus
in 2011-2015 it is planned to increase export of
Belarusian beer and decrease import of foreign beer
by three time by 2015.
A prospective beer-museum will be the first tourist
attraction of such a kind in Grodno region and the
second one in the country after the Museum of
brewing hystory opened in 2011 in the basis of
«Brewery «Olivaria», OJSC (Minsk).
In Grodno there are 7 hotels including 5 three-star
hotels.
The overall capacity of the hotels in 2011 made up
72,7 thousand people.
The city is very short of hotel rooms when important
large-scale cultural and business events are held
(Republican Festival of National Cultures, City Days,
exhibition-fair «Euroregion «Neman», International
investment forum «Grodno – city at the intersection of
roads» and other business forums).
