These markups can have both revenue and cost components. For example, if the markup is regarding a bond or some other type of insurance, the owner is charged the agreed upon percentage as part of the COR. The insurance or bonding company will then have to be paid, which requires a budget increase. Other markups are strictly revenue based, such as Profit (which has no cost component). The markup records are generated as specialized detail COR and RFP records which the user does not have access to. These records are recalculated as the COR and RFP details are changed or added. A markup can be configured as Sequential or Nested (examples follow). Select Add. Complete the General screen. Select Details-Tab. Select Contract Item – Fill in Description – Add Estimate/Quote Amount – either select Processing tab (or OK and reselect item) and return to Details-Form Tab. The system calculates the markup and the user cannot manually add, edit or delete. Results: • The Quote Amount = $1,000.00 • The Insurance was processed first line = $9.00 or 0.90% of the Quote Amount • The Overhead/Profit was processed second line = $150.00 or 15.0% of the Quote Amount • Total Value of the Change Order is now $1,159.00. superior financial and project management solutions for architecture, engineering, and construction companies 6 7 Example: Markup for RFP Objective: Add 5% for Subcontract Change Orders Subcontract Change Order markup is based on specific cost distribution and cost type. Select Add. Complete the General screen. Select Details-Tab. Select Subcontract Item – Fill in Description – Add Estimate/Quote Amount – either select Processing tab (or OK and reselect item) and return to Details-Form Tab. The system calculates the markup and the user cannot manually add, edit or delete. Results: • The Quote Amount = $100.00 • The Subcontractor markup was processed = $5.00 or 5.0% of the Quote Amount • Total Value of the Change Order is now $105.00 superior financial and project management solutions for architecture, engineering, and construction companies 9 Example Nested Markup To calculate a markup based on another markup, the included markups must have a lower Processing Sequence than the markup being entered. Nested markups can only be created for markups based on Revenue. Objective: Create a markup for Bond at 2.0% based on the “subtotal” of the revenue item plus overhead markup of 8.0% First, create the Overhead/Profit markup as Sequence 10 for 8.0% superior financial and project management solutions for architecture, engineering, and construction companies 10 Example Nested Markup Next, create the Bond markup at 2.0% Sequence 20 and include the Overhead/Profit markup that was Sequence 10 Select the Overhead/Profit markup You can select specific Cost Type or if you leave blank, it applies to all cost types superior financial and project management solutions for architecture, engineering, and construction companies Results Nested Markup 10 Protocol: Menu: PC > Processing > Change Orders. Select Add. Complete the General screen. Select Details-Tab. Select Contract Item – Fill in Description – Add Estimate/Quote Amount – either select Processing tab (or OK and reselect item) and return to Details-Form Tab. The system calculates the markup and the user cannot manually add, edit or delete. Results: • The Quote Amount = $100.00 • The Overhead/Profit was processed first line = $8.00 or 8.0% of the Quote Amount • The Bond was processed next = $2.16 or 2.0% of $108.00 (the sum of the Quote Amount plus the calculated Overhead/Profit) • Total Value of the Change Order is now $110.16 superior financial and project management solutions for architecture, engineering, and construction companies 12 Summary Markups are Job/Sub job specific and generated automatically by the system for CORs (Owner Change Orders) and RFPs (Subcontractor Change Orders) • The Processing Sequence determines the order in which the markups are processed and how they are calculated. • Markups can be percentage or flat amount (not both) • Markups can be for specific or all cost types. • Markups can be based on Cost or Income (validation criteria established in Markup Types) • Markups can be configured to compute a markup based on other markups. However, nested markups must be configured with markups based on Income which have a lower processing sequence number. • RFP Markups are based on specific Cost Distribution/Cost Type • Once the Markup has been calculated, the user cannot add, edit or delete – it will update automatically if there is a change made to the Quote amount.
