This chapter gives an elaborate description of management of resources on regular basis in studied developed Ecotels (Ecotels which are fully certified members of the collection) and non-Ecotels considering all the five globesEnvironmental Commitment Water Conservation & Preservation Energy Efficiency Solid Waste Management Employee Environmental Education & Community Involvement Green initiatives of each Ecotel followed by two non-Ecotels from each cluster- state are elaborated here. As city Mumbai under state Maharashtra has two Ecotels, hotels in Mumbai, Maharashtra are grouped under the same heading whereas hotels in city Lonavla, Maharashtra are grouped separately. 6.1 HOTELS IN MUMBAI, MAHARASHTRA Ecotel THE ORCHID, FIVE-STAR The Orchid hotel, is one of the very few hotels in the world to maintain top-level Ecotel certified status. The Orchid is located in the heart of rapidly growing suburbs with the domestic airport virtually in its backyard. The Orchid commits towards continually improving Environmental Management in the hospitality industry, so as to remain leaders by Optimizing the use of resources such as energy, perishable food products, water, paint and paper Striving to go beyond the applicable environmental laws and other requirements Enhancing the practice of waste management, which is to reduce, reuse and recycle Implementing environmental awareness among suppliers, team members, guests and the local community Providing a hygienic and safe working environment in the hotel 101 Increasing and maintaining the green cover Environmental Commitment In the midst of increasingly homogeneous hotel industry, The Orchid, with an effort to stand out from the crowd and attract the attention of travelers, has heightened its level by various eco-friendly inclusions Rehabilitation of the site, which originally included an old building, provides an interesting backdrop for this leading environmental business hotel. The Orchid is flanked by greenery on either side providing the much needed break from pollution. The building is designed with 72 rooms facing the atrium. These rooms are not directly exposed to the external elements thus reducing the heat load. Day lighting in the atrium has been achieved by skylight as an architectural element, detailed in a manner of doubly layered domes to reduce heat load and noise levels yet admitting maximum natural light in the atrium space. The cement used is Portland Pozzalana Cement (PPC) containing 15-20% fly ash. Internal partitions are made from fertilizer waste, instead of the red bricks, which are made from the topsoil of the earth. These wall panels are reusable. Another environment friendly alternative used as material for the external wall structure is Autoclaved Aerated Concrete (AAC). AAC is manufactured using approximately 60% fly ash. It is the brick substitute building material having excellent thermal insulation properties and better sound absorption coefficient than ordinary bricks. The exterior of the hotel is finished with water based paint possessing negligible Volatile Organic Compound (VOC) content of only 0.0125 and the paint used for interiors has zero% VOC. The interior works are made from Medium Density Fibre (MDF), which is manufactured using cotton stalks. The cotton tree, which grows to a height of 5-6 feet, is cut down after yield and the tree is usually rendered useless. With the help of advanced technology, the waste stalks of the cotton tree go through a manufacturing process which includes chipping, sieving, washing and cooking of the fibre chips. After this lengthy procedure MDF is produced having all the features of natural wood. 102 At the specialty restaurant called the ‘Vindhyas’ the entire woodwork has been made from wood recycled from old buildings. The triple glazed windows are hermetically sealed double glazed unit with an added reflective glass pane. These windows block the heat of the Sun from entering the room. An added advantage is that this phenomenon prevents fabric and furniture colours from fading as the triple glazed unit prevents the infra red light from the Sun to enter the room. These windows also help in effectively cutting out the noise pollution from India’s busiest airport. Despite its natural timber look, master control panel in the guest rooms and shutters are made from rubber wood. After producing rubber sap, the tree is cut down and cannot be used for any constructive purpose as the wood acquired from the rubber tree is soft. The rubber wood then derived is processed and the upgraded wood is impregnated using unleachable type of timber preservative chemicals kiln-seasoned to ensure dimensional stability. Guest room utility items are made of eco-friendly products. The hangers used in guest room are made from sawdust. Reusable cloth laundry bags are used in which the guests send the clothes for laundering and the same are delivered in reusable cane baskets wrapped in muslin cloth. The Orchid uses eco-friendly pens and pencils. The eco-pens are made using recycled cardboard, reprocessed plastic and scrap wood. The cardboard, which is used as the barrel, is free from chlorine. The plastic at the head and base is made from reprocessed thermoplastic material that can be recycled. Scrap wood is obtained from discarded cases used for packing purposes. The eco pencils are not made of wood but of a non-toxic polymer with the use of natural fillers. Daily amenities and newspapers are delivered on request Care is maintained to provide adequate ventilation in the kitchen Care is maintained to provide adequate ventilation in the lobby Steps have been taken to reduce air pollution by installing Air Scrubbers in the boiler outlet connected with the chimney. The boiler produces high amount of carbon dioxide fumes, which pass through the scrubber and is emitted through the 103 chimney as clear white fumes. This is because when the fumes pass through the scrubber, water is sprayed and the carbon dioxide dissolves and settles down in the shower traps emitting clear fumes. The consumption of water is 300-600 litres per hour for 1000-meter cube of gas, reducing the fume gas temperature from 250ºC to 50ºC. Ozone depletion levels have been reduced to 99.55% using the more eco-friendly alternative R22 also known as Chlorodifluoromethane, as refrigerant, instead of CFC (Chloro-fluro-carbon) Anti-Cockroach Herbal Treatment has of late been introduced which contains extracts from herbs and the treatment is totally free of poisonous chemicals Use of potted plants preferred to cut flowers Suppliers are regularly screened to ensure they fulfill the stringent environmental criteria of the hotel All suppliers are made to deliver goods in reusable and returnable crates Suppliers are encouraged to offer their own innovative suggestions as to how packaging can be reduced All vehicles owned by the hotel and cars hired out at the travel desk are outfitted to operate only on lead free fuel, which helps reduce air pollution Introduction of ‘Eco Harvest’ a basket containing herbal pillow which induces sleep, a bunch of neem twigs, two aromatic oils and five age old herbs is a new adopted concept Presence of Green team which regularly monitors environmental commitment of the hotel Water Conservation & Preservation All taps contain special aerators, which increase the force of water and reduce outflow. Using these aerators saves up to 50% of water. The Geberit Concealed Cistern is used. This uses only 6 litres of water per flush as against 15-20 litres used in conventional flushes. Wastewater is recycled with the latest technology, treated and then reused in areas like air conditioning and gardening 104 When drinking water is treated with chlorine (chlorine is a highly carcinogenic chemical), the residual chlorine in water is also consumed along with the water. On the other hand, ozone, having half the life of only about 20 minutes leaves no trace of toxicity in water as unreacted ozone reduces to oxygen. Thus, aquazone is used wherein ozone destroys all micro organisms including bacteria, virus, spores, mould, fungi etc. The water is made free of chlorine. Geberit Urinal Flush Valve’s infra-red detector ensures a definite flush after every use preventing the unwanted flushing of timer set systems Energy Efficiency Energy efficient CFL (Compact Florescent Lighting) lamps are used which provide as much light as ordinary bulbs, yet consume substantially less energy Guest room lights come on only when the key card is inserted so there is no chance that lights or the air conditioner remain on once guests leave the room Electronically reduced voltage soft starter energy savers are employed in the Air Conditioner compressor. During the start, the motor acceleration is controlled by gradually increasing the motor current to a reference current ramp limit. In the energy saving mode the applied voltage is adjusted by sensing the motor current at minimum. Attached to the air-conditioning system is the tank to store cold energy during offpeak hours. This stored energy is then used during the peak hours reducing compressor overloading and cutting power consumption. The heat generated from the air conditioners provides hot water to the guest rooms, laundry, toilets and kitchen Within the room the guests can participate in the energy conservation by pressing the Eco Button on the master control panel placed alongside the bed. When the guests press this button the air conditioned temperature increases by 2°C making the room a little warmer. The saving is converted into rupees and displayed on guest folio. More than 30% of the guests participate daily in this Energy Saving Programme. This money is then used for funding NGOs and environment-related programmes on a long term basis. The hotel utilizes daylight wherever possible, reducing electricity consumption 105 Electrical appliances are serviced at regular intervals to ensure efficient use of energy Solid Waste Management Separate recycling bins with stickers are used to aid in garbage segregation The Orchid in its endeavor to become a ‘zero garbage’ hotel has taken various measures to reduce the waste being generated. To reinforce this, they have undertaken vermiculture on the hotel site. Kitchen garbage is diverted to nine bins built for the process. The hotel being the first five-star hotel in Mumbai to undertake vermiculture handles over 300 kg of organic waste each day using their array of nine vermiculture pits producing rich fertilizer. Fruits are served on request so as to avoid wastage All paper products at The Orchid contain at least 50% recycled content The garbage bags used are made from recycled plastic and milk pouches There is no use of carbon paper at the hotel, as the chemicals used in carbon paper are toxic Glasses in the rooms are turned upside down and kept in the tray, thereby doing away with having to wrap each glass in a plastic bag and consequently generating more waste for the hotel Sewage treated in treatment plant Employee Environmental Education & Community Involvement Employees undergo a thorough environmental induction programme Monthly refresher courses are also conducted to ensure that their conduct conforms to the eco-sensitive culture of the hotel. Regular newsletters and site inspections ensure staff are both informed of and behave according to the environmental policies of the organization. Internal environmental performance is communicated to staff through internal e-mail and notice boards. The Orchid opens their doors to students to teach them the methods of environmental responsibility as part of their Community Involvement Programme. In the last couple of years over 10,000 students from the age of 5 years and up have visited The Orchid as part of their environmental studies 106 programme. The Orchid furthers its commitment to the environment and the community through active participation with Non-Government Organizations specially aiming at environmental building awareness, and the slum rehabilitation programmes. The hotel has created massive job opportunities for Indians living in and around the city of Mumbai. Prior to opening of The Orchid, there were no local suppliers who manufactured or traded eco-friendly products. Today, the persistence of the hotel in educating, informing and negotiating with suppliers has resulted in the development of a full-fledged industry supplying such products. This has generated further job opportunities within the local community. The Orchid is the first major corporation to start the ALM (Advanced Locality Management) programme in Mumbai. This is a programme established in conjunction with the Municipal Corporation of Greater Mumbai (MCGM). Under this programme, business or residents sponsor cleanups by contributing Re. 1/per day. The Sea Princess hotel has set benchmarks in hospitality industry and is the proud recipient of the 24th International Award for the Tourist, Hotel and Catering industry awarded at Madrid, Spain. The hotel has also won the prestigious International Gold Star Award for quality and excellence at Geneva, Switzerland. Though not that very open about environmentally friendly practices and norms, they follow certain policies for minimizing pollution and conserving water and energy. The sludge cake is used in manure and the grey water used in watering gardens. 110 Ecotel RODAS, THREE-STAR In the core of the luxurious and serene environment of Hiranandani Gardens stands Rodas which in Sanskrit means the junction of heaven and earth. The hotel, with its neoclassical arched facade and modern interiors displays a distinct combination of contemporary design and old world charm. The hotel is India’s first Corporate Designer Ecotel. Environmental Commitment Depressions and protrusions in the facade play an important role since majority of the dead walls remain under shadow thereby reducing the surface radiation. The building is positioned in such a manner that the centre point of its parabolic shape faces the north-east, hence reducing heat consumption. The roof-top is treated with three layers of coba (clay brick) which is a natural resource. This acts as an insulator from heat and noise, thus reducing air conditioning load. The cement that has gone into making Rodas is absolutely environment friendly. Portland Pozzalana Cement (PPC) is used for finishing of the exterior plaster, block masonry, tiling and flooring. For concreting works, the hotel has used cementation products like fly ash, Granulated Blast Furnace Slag (GBFS) etc., which help reduce the atmospheric pollution. Fly ash is a byproduct of Electric power generation, and 26% of the same is used in PPC. This also brings down the use and hence production of cement, which results in reducing pollution. Synthetic resin paint, with an overcoat of acrylic paint is used Similar to The Orchid, the interior works of the hotel is made from MDF, which are manufactured using cotton stalks Double glazed windows help in considerably avoiding heat Despite its natural timber look, the master control panel in the guest rooms and shutters are made from Rubber wood as used in The Orchid Guest room utility items are made of eco-friendly products. The hangers used in guest room are made from pressed particleboards. 111 The hotel has reusable cloth laundry bags instead of the standard paper or plastic bags as in other hotels, in which the guests send the clothes for laundering and the same is delivered in reusable cane baskets wrapped in muslin cloth. A laundry button is incorporated in the master control panel, eliminating the use of laundry pick up tent cards. To prove their commitment to the environment, as in Orchid, Rodas also uses eco-friendly pens and pencils. The eco pencils are not made of wood but of a nontoxic polymer with the use of natural fillers. Woodsaver pencils used are made using shaft, which is made of biodegradable materials such as talc, gypsum and clay. The mono screw chillers which have the least number of moving parts operate on a stepless efficiency range of 10% to 100%. All other refrigeration including walk-in cooler, deep freezer etc. use gases, which are environmentally friendly. Herbal treatment has been recently introduced to control pests. This herbal paste contains extracts from herbs and the treatment is totally different than the conventional spray treatment. By using this treatment there are no health hazards, as there is no use of any poisonous chemicals. As water is one of the earth’s most precious resources and vital to life, they have tried to put this theory in 112 practice by taking special care to conserve the resource by employing carefully planned techniques All taps contain special aerators, which increase the force of water and reduce outflow, saving water. In addition Ecoteria has taps operating on timers. Another ingenious water saving device is the use of Concealed Cistern The toilet water outlet of the hotel is connected to the main treatment plant of the Hiranandani gardens, where, with the latest technology, wastewater is treated and then reused in areas like the air conditioning, gardening and for new constructions within the complex Energy Efficiency Low energy consumption lamps are used which provide as much light as ordinary lamps, yet consume substantially less energy Individual guest room, air-conditioning, lights are operated through key tags. Distribution pumps are controlled to distribute chilled water as per load through Variable Frequency Drives (VFD). Suitable adjustments of chillers are done based on external temperature. The hot water at 50°C comes as a byproduct of the air conditioning plant and the heat pumps act as a back-up during winters. Boilers are not used; hence consumption of high speed diesel (HSD) is avoided. As in other Ecotels the control panel in the guest rooms incorporates a unique feature known as the green button. On pressing the green button the thermostat of the air-conditioning unit is stepped up by 2 degrees saving energy. Demand based ventilation is installed in public areas like banquets, meeting rooms, discos etc. by using mixed gas sensors. Exhaust ventilation in car park is control-based to the extent of carbon dioxide measured in the basement/car park areas through the use of two speed fans. Kitchen exhaust is activated only when necessary through two speed fans. Treated fresh air is on control-based occupancy. The mini bars used in the guest rooms save upto 40% energy, as it is equipped with ‘fuzzy logic’, which senses the load inside the refrigerator and cools it accordingly. Also an added advantage is that these mini bars are CFC free. 113 Solid Waste Management Separate recycling bin with a sticker for guest use is placed in all rooms to segregate garbage Fruits are served on request to avoid wastage The garbage bags used are made from recycled plastic and milk pouches There is no use of carbon paper at Rodas, as the chemicals used in carbon paper are toxic which kill the micro-organisms that break down solid waste and reduce the volume of waste in the landfill The water flask in the guest rooms are left empty which are filled after asking the guests for their preference of hot, cold or room temperature as water already filled and kept in the flask leads to guest perception of the water being stale, which they promptly ask to be replaced. The glasses too are turned upside down and kept in the tray, thereby doing away with having to wrap each glass in a plastic bag and consequently generating more waste for the hotel. To reduce the wastes generated by the hotel, use of single serving items are done away with at Rodas. Use of condiments like sugar sachets are replaced by sugar cubes. Jams, sauces, ketchup are served in preserved pots and butter chiplets are replaced by butter curls. To add to the above, cloth mats are used instead of paper ones. Just 500 mts from Mumbai's domestic airport, hotel Transit is ideally located for business, tourist and transit travelers. 114 Environmental Commitment Beautiful plant and creepers grows on either side of the property increasing the green cover The entire facade of the hotel has been redesigned in an Art Deco style of architecture, using soft earthy colours to allow it to reduce heat load and blend in its natural surroundings Double glazed windows avoid heat and noise Water Conservation & Preservation Waste water is treated, recycled and reused A bore well has considerably reduced the dependence on municipal supplied water. In a water-starved city like Mumbai, the effort is part of the drive of the hotel to preserve the precious resource. The bore well water is treated in-house and utilized for washing and other ancillary areas. With the onset of the monsoon in Mumbai, rainwater is harvested at various location of the property. This harvested rainwater is used for all general cleaning purposes thereby reducing the use of the water from the Municipal line and hence taking a positive step in conserving water. Energy Efficiency Energy efficient CFL lamps have replaced the power-hungry tungsten and halogen bulbs throughout the hotel including operations and staff areas saving energy Public areas such as lobby toilets, lifts, corridors, etc, are equipped with infra-red proximity sensors. A significant reduction in energy consumption has been achieved by these sensors which enhance the lighting from stand-by mode only when the area is being used. Solid Waste Management Biodegradable wet garbage is directly composted in the landscaped gardens. Hotel Transit totally eliminates the dependence on chemical fertilizers. Hotel Transit has made a concerted effort to reduce its paper consumption by reusing office stationery and eliminating paper usage in areas such as brochures, flyers etc. 115 Employee Environmental Education & Community Involvement Staff training is conducted regularly under trained supervisors HOTEL GODWIN, THREE-STAR Hotel Godwin, has been serving the travelers and business community Environmental Commitment Adequate ventilation is maintained in the kitchen Water Conservation & Preservation Treatment and recycling of waste water is done Rainwater harvesting is taken up during monsoon months thus reducing the load on municipal water Energy Efficiency The hotel has taken a big stride by installing solar panel that takes care of almost all water-heating demands of the hotel. About 4000 litres of water get heated at about 50-60ºC on a regular basis. Hotel Godwin has set up certain wind mills which utilize wind energy and convert it into electrical energy. The hotel on the other hand gets financial benefit on their consumption of electricity based on the proportion of energy produced by these mills. 116 6.2 HOTELS IN RAJASTHAN Ecotel THE FERN, FIVE-STAR The Fern, an Ecotel in Jaipur maintains the status of being the first certified Ecotel in Rajasthan and the seventeenth in Asia. The hotel offers all the advantages of a beach-front location including a scenic and refreshing view of the Arabian Sea along with a carnival atmosphere round the year. A research on the green initiatives of the hotel was done to study its green operating strategies. Ramada Plaza abides by the Wyndham Green operating standards. It believes that corporate social responsibility is not just another programme to implement or policy to follow; it is a way of approaching the work. The hotel maintains documentation on each aspect of eco initiative and set targets to achieve better results the following year. To achieve results locally and globally the hotel has set its strategy. The hotel has made its policy of assigning operational activities to a department head. In the process the entire hotel staff plays an active role in the green initiatives and hence become an integral part of the environmental management system. Though VITS is no more an Ecotel, the eco-friendly practices that it follows makes it unique and hence was taken as a sample for study. While maintaining a tradition of guest appreciation and concern for the environment, the hotel has also put a priority on health with its state-of-the-art fitness center. Environmental Commitment The building is designed with inward looking plan layout thereby majority of the rooms face the atrium. Thus the inward facing rooms are not directly exposed to the external elements. This reduces heat load. The structure of the building is designed to conform to the necessary provisions for earthquake resistance. The structure makes use of two kinds of blended cement, which primarily uses inert material like fly ash or slag. As in some Ecotels, the cement used in constructing the hotel is environment friendly Portland Pozzalana Cement (PPC). Portland Cement is made from 22% slag, a by-product of pig iron ore extraction. This is again a waste coming from steel manufacturing plants. The use of this cement eliminates shrinkage cracks and is very good for plaster and fixing of tiles internally. New and unique kind of bricks used by VITS is the Horizontally Extruded Hollow Clay Blocks. The terra-cotta clay that is actually used for the manufacture of these bricks is excavated from considerable depths and does not disturb the topsoil of the earth. The excavation of terra-cotta clay does not in any way result in deforestation nor does it disturb the balance of the ecosystem. The clay that is excavated contains considerable amount of alumina and silica and is known for its plasticity. These bricks used for masonry work offer excellent thermal and acoustical insulation due to the presence of cavities. Secondly, as the blocks are perfectly cut, wastage in plastering is minimized, as plaster thickness would not have to vary. External Masonry Work is done using eco-friendly blocks. These blocks are manufactured using fly ash, which is a waste product from the burning of coal. 148 These are light-weight, solid concrete blocks having excellent thermal insulation properties and better sound absorption coefficient than ordinary bricks. These blocks also help reduce plaster wastage, as they are factory made blocks, which are cut symmetrically and to exact dimensions. Recomposed veneer is an excellent recyclable material made from waste wood. Its light colour shade matches aesthetically with the rubber wood used in the hotel. All furniture in the guest room areas are made of this product. Eco board, which is a wood free board consisting of cement silica that offers excellent protection against dampness, water moisture penetration etc. has been used in the main paneling work of the hotel. It is also used in the hotel for mirror backing, shafts, vestibule, false ceiling, bed base and furniture back rest where otherwise wood block boards would have been used. They have used finger jointed rubber wood from Andaman timber for moldings, staircase handrails etc. The triple glazed windows block the heat of the Sun from entering the room As found in majority of Ecotels door-frames and master control panel are made from rubber wood. This kind of wood is made from exterior grade article board and is by-product of bagasse. The hangers used in guest rooms are made from sawdust. The amenities used at VITS are herbal based, not tested on animals and does not contain animal fat. Stylish slippers in the guest room are made from jute. These slippers are washable and reusable. The carpets have been specially designed and manufactured in Malaysia using recycled Polypropylene. Recyclable, bio degradable and natural material like cane, jute etc. are used in all the rooms. Guest laundry is placed in a cloth laundry bag for washing and delivered back to guests in cane baskets To prove their commitment to the environment, VITS uses eco-friendly pens and pencils Anti Cockroach Herbal Treatment used, containing extracts from herbs and is totally different from the conventional spray treatment Live potted plants preferred to cut flowers 149 Water Conservation & Preservation Geberit Concealed Cistern is used like other Ecotels Aquazone water is used for drinking and kitchen work. Aquazone used employs ozone, which destroys all micro-organisms and the resultant water is absolutely safe, pure, fresh and healthy. In order to encourage guests in helping to conserve water, the hotel has implemented the Save our Planet (SOP) programme. Through this programme, they encourage guests to conserve water by requesting a change of linen only on alternate days. Geberit Urinal Flush Valve’s infra-red detector ensures a definite flush after every use preventing the unwanted flushing of timer set systems Energy Efficiency Efficient CFL lamps are used, which consume substantially less energy Room lights come on only when key card is inserted Distribution pumps are controlled to distribute chilled water as per load through variable frequency drives (VFD) which avoid any excess power consumption. Suitable adjustments of set points of chillers are based on external temperature. The elevators in the hotel use state of the art technology. These elevators use Variable Voltage Variable Frequency Drive (V3F) technology with microprocessor based intelligent logic circuit, which enables efficient traffic planning thus avoiding unnecessary wastage of energy. Attached to the air-conditioning system is the Storage Thermal Latent heat (STL) tank to store cold energy during off-peak hours The heat generated from the air conditioners provides hot water to the guest rooms, laundry, toilets and kitchen Master Control Panel in the guest rooms incorporates the green button. On pressing the green button, the thermostat of the air-conditioning unit is stepped up by 2 degrees saving energy. The atrium of the hotel has been artistically designed to house large public gathering requiring 100% fresh air for suitable interior environment. To take care of this, the hotel has monitored its energy utilization and planned a Heat Recovery 150 Wheel, which takes care of the fresh air intake and recovery of heat is done using this wheel. The recovery wheel uses substantially less energy in order to cool down the inside temperature, thus being energy efficient. Solid-Waste Management Separate recycling bins with stickers for guest use are placed in all rooms Conscious effort is taken in managing solid waste. Vermicomposting pits convert regular kitchen waste into fertilizer, which apart from using at its premises, the hotel sells at very nominal rate. It has live models of rainwater harvesting on permanent display and documentation of actual work. Advance Locality Management (ALM) is a concept to manage the locality and its surroundings. As a first step towards it, the garbage and filth of the area is segregated and removed with the active participation of local authorities and citizens. Subsequently various projects such as building a vermiculture plant, tree plantation drive and other beautification projects are undertaken. Apart from reducing the pressure on Brihanmumbai Municipal Corporation (BMC) to pick the garbage, it also adds up as a means of earning for the said ALM. Distribution of tulsi saplings on World Earth Day 152 6.10 ITC SONAR, (KOLKATA), WEST BENGAL, FIVE-STAR ITC Hotels operate the ITC Luxury Collection, ITC Sheraton, Fortune and Welcom Heritage brands under its umbrella. ITC Sonar the Luxury collection became well known in the hospitality industry for its Certified Emission Reductions (CER) and Clean Development Mechanisms (CDM). The property was taken as a sample for study. In the year 2002, ITC Welcomgroup Hotels, Palaces & Resorts unveiled one of Asia’s finest business resorts, the ITC Hotel Sonar at an investment of 2500 million. A tribute to the golden era of Bengal, in the ‘City of Joy’, ITC Sonar, is lavishly spread over 16 acres of lush green gardens and tastefully designed water bodies. It is a place that has all the facilities of a business hotel, along with the ‘feet-up-feel’ of a resort. While offering travelers every possible modern convenience, it simultaneously gives them the opportunity to break away from the monotony of work and savors the varied pleasures of life. The Sonar represents the Symphony of Earth and Water. Out of its 16 acres of property, over four acres comprise water bodies, consisting of water lilies and reflection pools. ITC Sonar, embodying responsible luxury, is the first hotel in the world to be registered by United Nations Framework Convention on Climate Change (UNFCCC) for Carbon Emission Reductions. Amidst the ambience of seclusion lies Kaya Kalp-The Spa. The architecture of its indoor and outdoor pavilions spread over 13000 sq. ft. draws on local inspiration to blend harmoniously with the natural environment. The hotel has its proud department of Environment, Health and Safety (EHS) which along with the engineering department maintains various eco-friendly objectives and activities. The hotel has become the first one in the world to obtain Certified Emission Reductions (CERs) issued under the aegis of the United Nations Framework on Climate Change Convention. These CERs, also known as Carbon Credits, are issued under the Clean Development Mechanism (CDM) of the Kyoto Protocol. The CERs have been issued 154 after an exhaustive evaluation process. Carbon Dioxide emission reduction has been achieved through energy conservation initiatives such as waste heat recovery, improved pumping systems and better efficiencies in the air conditioning system. One carbon credit is equivalent to reduction of one tonne of carbon-dioxide. The CER is a unit of Greenhouse Gas reduction (expressed in terms of Carbon Dioxide equivalence) that has been achieved and certified under the provisions of Article 12 of the Kyoto Protocol. These CERs are tradable internationally with countries and companies that have not met their Greenhouse gases reduction targets. Not only have the energy conservation initiatives helped reduce the environmental footprint of ITC Sonar Bangla and earned tremendous goodwill from all stakeholders, the records of the hotel show that it saves approximately Rs. 83 lakhs per year, which is nearly 19% of the total annual energy bill of the hotel. The sale of CERs would provide additional revenue of more than Rs 1.5 crores over the next few years. This achievement opens the door for the entire services sector to invest in clean development mechanisms and support global effort in mitigating adverse effects of climate change caused by global warming. The hotel had applied to the CDM executive board with total reductions of 2,987 metric tonnes of carbon dioxide per annum. However, the hotel qualified to earn 1,996 carbon credits per annum. International consultancy firm Price Waterhouse-Coopers (PWC) was brought on board to measure the carbon footprint of the hotel and ITC Sonar was selected as a pilot project. PWC is also in the process of mapping carbon footprint at other properties of ITC. Globally, even though other hotels such as Four Seasons, Mandarin Oriental, RitzCarlton, Taj and Leela have been implementing eco-friendly measures, ITC is the first to earn carbon credits. The CDM fund predicted from the project activity is expected to encourage Indian hotels for investing in energy efficient initiative which would contribute towards meeting the energy demand of the country at large. 6.11 Conclusion The detailed description of hotels elaborates that though green accreditation programmes and environmental documentation are not common terms in the Indian Hospitality 155 Industry, on an average, Ecotels are found to follow green initiatives more than nonEcotels. Again, few non-Ecotels which appear as premier chain of hotels often show ecoinitiatives under certain globes. Statistical analysis was hence carried out in the subsequent chapter to find whether or not there is any significant difference type/category-wise as also star-status-wise considering the green initiatives under each of the five globes. 156
