Marketsquare. Kroger continues to be a dominant grocer in the area as there are few
alternative grocery options. In 2005, Kroger reported sales of nearly $27 million. This high
level of sales is being achieved even after the opening of an adjacent Wal-Mart
Supercenter two years ago.

CITY OF MAYSVILLE
The City of Maysville is located in northern Kentucky along the banks of the Ohio River.
The city was formed in 1787, and has been the Mason County Seat since 1848.
According to 2005 estimates, Maysville has a population of 9,136 people. Historically,
Maysville was a significant stop on the Underground Railroad during the civil war era
and was also home to Daniel Boone. The Maysville-Mason County Recreation Park
offers a variety of sports and recreational opportunities. Maysville also has several golf
courses, wineries and museums within the area.

MASON COUNTY
Mason County was formed in 1788 and named in honor of the patriot George Mason.
Located just south of Ohio in Northern Kentucky, Mason County has a population of
approximately 17,000 people. The majority of its economy comes from manufacturing
and retail trade. The three largest employers are Emerson Power Transmission,
Mitsubishi Electric Automotive America and Green Tokai Company. All three companies
deal directly with automotive manufacturing.

Tenant Specific
ƒ GNC is leasing Suite 3 (2,600 s.f.) through December 31, 2006.
Ownership does not expect GNC to renew its lease. This analysis
assumes Suite 3 is vacant as of January 1, 2007.
ƒ Sally Beauty has a lease expiration dated of August 31, 2007.
This analysis assumes Sally Beauty exercises its five year option
at a rental rate of $15.81 p.s.f.
ƒ Kirlin’s Hallmark has a lease expiration date of February 28, 2007.
This analysis assumes the tenant extends its lease through
December 31, 2007 at its current rental rate.
ƒ To arrive at a stabilized 2007 net operating income, the currently
vacant suites were leased at rental rates provided by ownership.
Suites 2 and 8 have been leased at $10.00 p.s.f., Suites 3, 5 and 7
at $9.00 p.s.f. and Suite 6 at $8.00 p.s.f. All tenants are assumed
to pay their PRS of CAM, insurance, real estate taxes and
management fee. The tenants also pay a 15% admin. fee on

Reimbursements ƒ Tenants pay a pro rata share of common area maintenance, real
