Average Net Income per Acre
By comparing property tax to annual average net income per acre, we can visualize the impact that tax has
on profitability for farmers. Utilizing historical crop budgets from Kansas State University, cost over returns
(net income) per acre for irrigated and dryland crops were averaged for different areas of the state, as well as
the state as a whole, for the time period of 2007-2016 (10-year average). Property tax information was
calculated based on data provided by the Kansas Department of Revenue – Property Valuation Division for both
irrigated and dryland values.
As a notation, in some instances the average tax rate per acre is higher than the net income per acre,
resulting in a ratio of greater than 100%. Additionally, a positive percentage (percent greater than 0%)
can be interpreted as the portion of net income per acre that property tax comprises. Furthermore, a
negative percent (percent less than 0%) means that the average net income per acre over the ten-year span
was negative. A negative percentage can be interpreted as an additional cost of producing a
crop in addition to the loss of net income. For example, a percentage of -40% means that on
average, in addition to the loss of net income per acr e you would pay an additional 4 0% of
that loss in property tax.
