Property Tax as a Percent of Average Net Income per Acre By comparing property tax to annual average net income per acre, we can visualize the impact that tax has on profitability for farmers. Utilizing historical crop budgets from Kansas State University, cost over returns (net income) per acre for irrigated and dryland crops were averaged for different areas of the state, as well as the state as a whole, for the time period of 2007-2016 (10-year average). Property tax information was calculated based on data provided by the Kansas Department of Revenue – Property Valuation Division for both irrigated and dryland values. As a notation, in some instances the average tax rate per acre is higher than the net income per acre, resulting in a ratio of greater than 100%. Additionally, a positive percentage (percent greater than 0%) can be interpreted as the portion of net income per acre that property tax comprises. Furthermore, a negative percent (percent less than 0%) means that the average net income per acre over the ten-year span was negative. A negative percentage can be interpreted as an additional cost of producing a crop in addition to the loss of net income. For example, a percentage of -40% means that on average, in addition to the loss of net income per acr e you would pay an additional 4 0% of that loss in property tax. 2016 Net Income & Percentage of Property Tax, Kansas Crop 2016 Net Income / Acre ($) Average Tax / Acre Property Tax (%) -$176.33 $17.85 -10.1% Wheat, Non-Irrigated -$9.72 $8.52 -87.7% Corn, Irrigated $9.71 $17.85 183.8% Corn, Non-Irrigated $0.61 $8.52 1396.7% Soybeans, Irrigated -$13.35 $17.85 -133.7% Soybeans, Non-Irrigated $23.43 $8.52 36.4% -$144.87 $17.85 -12.3% $11.91 $8.52 71.5% Wheat, Irrigated Sorghum, Irrigated Sorghum, Non-Irrigated Kansas Department of Agriculture | 1320 Research Park Drive | Manhattan, KS 66502 | (785) 564-6700 | agriculture.ks.gov Utilizing all data present for Kansas, the following is the average across the entire state: Current Property Tax as a Percent of Average Net Income per Acre, Kansas 30% 22% 20% 18% 13% 13% 14% 15% Dryland Corn Dryland Sobyeans Dryland Sorghum 10% 0% -10% -20% -30% -40% -40% -44% -50% Irrigated Wheat Irrigated Corn Irrigated Soybeans Irrigated Sorghum Dryland Wheat Current Property Tax Current Property Tax as a Percent of Average Net Income per Acre, Western Kansas 50% 37% 40% 31% 30% 20% 22% 21% Dryland Wheat Dryland Corn 15% 12% 10% 0% -10% -20% -30% -40% -50% -40% -40% Irrigated Wheat Irrigated Corn Irrigated Soybeans Irrigated Sorghum Current Property Tax Dryland Sobyeans Dryland Sorghum Current Property Tax as a Percent of Average Net Income per Acre, North Central Kansas 30% 20% 16% 23% 15% 12% 10% 11% 11% Dryland Sobyeans Dryland Sorghum 0% -10% -20% -30% -40% -50% -48% -60% Irrigated Corn Irrigated Soybeans Irrigated Sorghum Dryland Wheat Dryland Corn Current Property Tax Current Property Tax as a Percent of Average Net Income per Acre, South Central Kansas 25% 20% 20% 14% 15% 13% 11% 10% 5% 0% Dryland Wheat Dryland Corn Dryland Sobyeans Current Property Tax Dryland Sorghum Current Property Tax as a Percent of Average Net Income per Acre, Northeast Kansas 45% 41% 40% 35% 32% 30% 25% 20% 12% 15% 10% 10% 5% 0% Dryland Wheat Dryland Corn Dryland Sobyeans Dryland Sorghum Current Property Tax Current Property Tax as a Percent of Average Net Income per Acre, Southeast Kansas 30% 25% 24% 20% 16% 15% 9% 10% Dryland Corn Dryland Sobyeans 10% 5% 0% Dryland Wheat Current Property Tax Dryland Sorghum
