LOW DENSITY
RESIDENTIAL AREAS
SUMMARY:
• New residential zones created with emphasis on recognizing established residential areas
• Greater development and redevelopment options
• One zone in most cases replaces several existing zones
• Landscaping a requirement in the front yard
R1 – Residential Zone 1
• Merge of existing "R1" – Residential One Unit Zone, "R1A"
Residential One Unit Zone A and "RS" – Residential Suburban Zone
• New development parameters based on servicing levels
• One dwelling unit areas remain
• Larger urban lots will continue to have the ability for accessory
apartments.
• Mix of lot sizes permitted
R2 – Residential Zone 2
• Merges existing R2, R2A and RM1 Zones in residential areas
typically developed prior to 1950
• Recognizes the denser and smaller lot development of long
established residential areas
• Minimum frontage for single detached dwelling is 10.0 metres
and 15.0 metres for a two unit dwelling
• Lot coverage increased to 45% from 35%
• 4 unit apartment dwellings are permitted on corner lots with 22.5
metres of frontage.
R3 – Residential Zone 3
• Merges existing R2, R2A and RM1 Zones in residential areas
typically developed after 1950
• Recognizes the less dense and larger lot development of
recently established residential areas
• Minimum frontage for single detached dwelling is 15.0 metres
and 18.0 metres for a two unit dwelling
• 4 unit apartment dwellings are permitted on corner lots with 22.5
metres of frontage
• Introduces 50% of required front yard is required to be
landscaped

RESIDENTIAL AREAS
RU1 – Rural Area Zone
• Replaces existing RU Rural Areas Zone with no significant
changes
• New Agriculture Use definition is more consistent with
provincial legislation
• Emergency Services Facility added as a permitted use
• All lands identified as "rural" in the Official Plan included in this
Zone
RU2 - Rural Residential Zone
• Replaces existing "RE" – Residential Estate Zone with no
significant changes
• Personal Farm criteria expanded with revised livestock definition
R4 – Residential Prefabricated Home Park Zone
• Replaces existing "RMH" – Residential Mobile Home Park Zone
• There is no significant change from existing RMH Zone
• Introduced a definition for "prefabricated home" to allow for
variety of construction types
• 50% of required front yard is required to be landscaped
R5 – Residential Future Zone
• Combines existing "RF1" – Residential Future Zone One and
"RF2" – Residential Future Zone Two with no significant
changes
