The Beaufort County Open Land Trust is
South Carolina’s oldest land trust working
to preserve open space, natural habitats
and rural communities throughout
the Southern Lowcountry.
We preserve many types of land: iconic
vistas that provide windows to the rivers
and marshes; parks and greenspaces that
form the foundation of community;
working farms that define our rural and
cultural heritage; and large properties
which host hunting or timbering operations.
We recognize that preserving land is
about protecting our way of life.

The year 2012 proved to be another banner year for the Open Land Trust
and the Lowcountry. The Land Trust passed its 21,000 acre protection mark,
a milestone to be sure – but for us, it was far out shadowed by the enormity of
three success stories featured in this newsletter: preserving Bindon Plantation;
advancing the Okatie Preservation Area; and last but not least, ensuring
funding for the County’s land preservation program. We hope you will
read about each of these initiatives and share our jubilation.

Success in land preservation is always our focus, but it is only one part of this
dynamic organization. This year we hosted fabulous events for members and
partners. We hosted kayak trips around Open Land Trust preserves and
preservation focus areas. We brought Beaufort County’s three birding clubs
together for the first time to learn about the “State of the Birds: Globally,
Nationally, and Locally.” We once again highlighted local artists at our Artin- the-Barn event. And we offered a workshop for private landowners on
cost-share programs for land stewardship.

We have advanced our efforts toward achieving a ‘Standard of Excellence
Accreditation’ from the Land Trust Alliance. This intensive exercise has led
us to examine and expand our operations to ensure we operate in the most
efficient manner possible and will help us maintain our legacy as land stewards
in perpetuity.

BINDON PLANTATION PRESERVED
Conservation Initiatives in Northern Beaufort County:
In 2012, an extraordinary property in northwestern Beaufort County known as Bindon Plantation was protected
in perpetuity. The announcement was the culmination of collaborative efforts between Hollingsworth Funds,
Inc. of Greenville, SC (the owner of Bindon), the County's R&C Program, and the Beaufort County Open
Land Trust.
The 1300-acre plantation is located in Sheldon and has substantial frontage on US 17, as well as over three miles
of waterfront along the Pocotaligo River and its tributaries. The property serves as the western entrance to
Beaufort County and is the gateway to the A.C.E. Basin, a National Estuarine Research Reserve boasting one of
the most bio-diverse landscapes on the South Carolina coastline. Replete with numerous cultural and natural
resources, the plantation has significant historic and environmental value. Over two hundred years ago it
was the site of a Revolutionary War fort and it is now home to vibrant wood stork and bald eagle habitats.
This is a true success story building on creativity,
hard work and vision of conservation!

TWO "WINS" FOR THE OKATIE RIVER
Conservation Initiatives in Southern Beaufort County:
The harvesting of shrimp, crabs and oysters is an integral part of Beaufort County’s culture and history. The
practice is an indicator of the pristine nature of our rivers and streams, and the highly productive maritime
environment surrounding us.
In this arena, water quality must be pristine for the harvesting of oysters; in essence, they act as our “canary in
the coal mine”. If pollution is present, we cannot eat oysters.
As the development boom swept across southern Beaufort County, many of the pristine rivers and creeks saw a
decline in water quality due to stormwater runoff. As a result, the Okatie River was one of the first rivers to
be closed to shellfish harvesting. Since that time, the County has diligently worked to protect the river from
further degradation with hopes of one day reversing its closure.
One strategy to protect the Okatie is to preserve land from development around it. To date, Beaufort County
has purchased or protected through conservation easement 600 acres around the river.
In 2012, OLT added to these numbers with two more purchases of land that had been slated for intense development. Thirty acres at the headwater of the river have been purchased, extending the Okatie Regional Preserve,
and protecting the entirety of the “headwater.” In addition, a 101 acre property known as Okatie Marsh
Development was purchased.
The Okatie River continues to be a conservation priority for OLT as we work toward the goal of reversing
the “Impaired River” designation.

Gauging Public Opinion
Beaufort Co. Rural & Critical
Land Preservation Program:
Nationwide, voters of all political
leanings overwhelmingly
supported conservation finance
initiatives. Of the 57 measures on
local and statewide ballots, 46 passed
--- an approval rate of 81%. The
measures in 21 states will
provide more than $2 billion overall,
including $767 million in new money
to support protection of water
quality, new parks, natural areas and
working farms and ranches.

Voters once again supported funding for land preservation in Beaufort County as they went to the polls in
November. OLT spent months educating the public
about the program, its impact and success! Since
2009, OLT has administered Beaufort County’s Rural
and Critical Land Program which works to protect
water quality; increase access to parks, the environment, and open space; protect working farms and
farmland; and protect the Marine Corps Air Station.
This is a wonderful program and we are thrilled that
voters recognize the importance of land preservation
efforts and outcomes in our county.

Parks & Open Spaces:
The Open Land Trust and Beaufort County purchased the Widgeon Point Barn and Preserve in 2007. This 167acre property is an exceptional nature preserve showcasing the Lowcountry environment with opportunities for
trails and wilderness experiences. The iconic barn on the property will be available to rent for events, and the
proceeds will help support the maintenance of the property. To this end, OLT worked to get the barn ready for
use, and began maintaining the trails in the Preserve. Plans for parking facilities, restrooms, and public access
were also completed. As a “soft” opening, OLT hosted numerous groups in the barn last fall including Beaufort
County’s Audubon and Birding Clubs, the Plein Air Painting Society and others. In addition, school groups have
been coming throughout the fall and winter, hosted by the Master Naturalists and Lowcountry Institute.
OLT’s 2nd annual Arts-in-the-Barn event was a huge success!
Many thanks go to our Board and volunteers, and to the Plein
Air Painting Society and Four Corners Gallery in Bluffton.
All three of Beaufort County’s Birding Clubs had a chance to
come together and walk the property with Dr. Chris Marsh
and enjoy a potluck supper.
Vista Projects:
In 2012, plans were finalized for the creation of Judith Haskell Brewer
Memorial Park, located on the banks of Factory Creek at the base of
the Woods Memorial Bridge. The land was acquired in 2011 and
will become a spectacular overlook park.
Salkahatchie-to-the-Sounds Initiative:
The Open Land Trust is interested in continuing to protect lands in
neighboring counties that surround the waterways that drain into the
Port Royal and St. Helena Sounds. This focus area encompasses the
scenic small towns and landscapes of Jasper, Hampton, and Allendale
counties.

ACCREDITATION UPDATE—
In 2012, OLT began the journey to become accredited by
the Land Trust Alliance. Accreditation from the Land Trust
Accreditation Commission provides public recognition of
land trusts that are engaged in the long-term protection of
the land in the public interest. It increases public awareness
of, and confidence in, land trusts and land conservation. For
OLT, achieving this is an external verification of national
quality standards.
The accreditation seal is a mark of distinction in land conservation. It recognizes organizations for
meeting national standards for excellence, upholding the public trust and ensuring that conservation efforts are permanent, efficient, and well recognized. This is a win-win opportunity for OLT.
The Beaufort County Open Land Trust has brought almost all of our policies and procedures and
landowner communications into compliance with the most recent LTA guidelines. OLT plans to
apply for the Accreditation Lottery on May 31, 2013 with a goal of being accepted for the second
round of 2014 Accreditation applications.

DEPARTING BOARD MEMBER—
For six years, OLT has enjoyed the wisdom and enthusiasm of a truly wonderful
Board member, Mr. Wyatt Pringle! Wyatt’s almost 20 years of experience as a
Commercial Agent and Executive with Kinghorn Insurance Services, Inc. and
then (since June 2011) with Hub International Southeast made him uniquely
qualified to assist and support the operation of the Land Trust. Moreover, his
conservation ethic and deep roots in this community have made him a valuable
member of our family. OLT thanks him for his years of dedication and service!
STEWARDSHIP—
Each piece of land that OLT protects comes with a responsibility to
uphold the will of the landowner and the public trust. Everyday OLT
works to honor and fulfill that responsibility. To this end, OLT has
been evolving our stewardship program. In 2012 we hosted our first
Landowner Education Program, created our first landowner newsletter
and opened our first Wilderness Preserve. These efforts will continue
and expand in the new year. Stay tuned!
OLT SAYS GOODBYE TO GARRETT BUDDS—
OLT said goodbye to a wonderful member of our family. Garrett Budds has spent
the last 5 years working on conservation in Beaufort County and the Lowcountry,
and we were honored to have him on our team. In exemplary fashion, he worked
to apply his vision toward conservation and land preservation, protecting over 5,000
acres of land during his tenure. His work led to the betterment of quality of life for
residents of the Lowcountry; preserved critically important land to improve water
quality in both pristine and impaired waterways; protected vital and significant
habitats for plants and animals; and protected farmland and working lands throughout the southern Lowcountry. He gained the respect and admiration of all who
worked with him, and all appreciated his wit and wisdom. We wish him
the very best in future endeavors!
