Mumbai’s office real estate market had a poor run post 2011, it witnessed 8 million plus sq. ft. of Annual space
Absorption in 2011 stoop down to 3.3 million sq. ft. in 2014.
Total annual absorption of 3.12 million sq. ft. in 2014 was 44% lower than that of 2013, (5.6 million), primarily
due to limited uptake from IT/ITeS companies and an overall pessimism in the corporate world.
However, absorption picked up at the end of 2014 led by e-Commerce & BFSI companies, and continued to
grow in 2015, particularly in the Pharma and BFSI segments.

Bay Area: Bay area has work stations where employees sit and work. These may be closed or
open cubicle formats, or running counters and cabins.
Meeting rooms are also part of these workplaces, as are manufacturing areas.
Conference Room Area: A conference hall or conference room is a room provided for
singular events such as business conferences and meetings.
In an office setup, conference rooms are used by employees to conduct meetings.
Canteen Area: A canteen area is present in an office to provide food for employees. Offices are also
equipped with a pantry where employees can get their choice of tea or coffee.
Canteens are equipped with a regular kitchen facility, or a dry kitchen facility.

Companies from the manufacturing sector, which are traditional in nature, are also quickly moving towards open
workspaces.
The slowest to adapt is the BFSI sector which still works in the traditional closed cubicle environment, mostly due to privacy
concerns - however going forward even BFSI is expected to move towards an open office culture.
Along with closed cubicles, cabins for the higher management are also quickly diminishing, as firms try saving cost of cabins.
