Our Real Estate Investment proposal is 100% dedicated to housing Low
Income, Extremely Low Income and Homeless Veterans
The program is run by a Certified Combat Disabled Veteran, along with the
veterans it is helping – Veterans Helping Veterans
The Investment for Real Estate Purchase and Repurposing creates a
factory that rehabilitates and houses at risk veterans, over and over.
The repurposing construction is multi million $$ contract work for veterans.
The use of existing job creation synergies in IECLT’s contracting business.
No other Veterans Housing proposal addresses JOBS!
Our unique approach immediately houses and FEEDS 40 homeless
veterans, with the plan of returning them to prosperity.
The investor returns are just as astonishing.
So…. We ask the Question:
Can the Veterans Housing
Crisis be Cured?
YES!
But……
…We need to address
the basic idea of
Earning Income,
and
Housing
will take care of itself.
Understanding
the Veteran Mindset
Very Different Perspectives
Understanding
the Veteran Mindset
• Veterans DO NOT want your charity
• Veterans DO want a Second CHANCE
Remember – These men and women are our country’s finest. We trained them
to follow orders, be part of a team, survive extreme hardships and then
shipped them off to far away lands to defend democracy for you and I.
They have significant skill sets not found in the typical labor pool. They also
have significant obstacles to deny their work force participation. “Skeletons”
and “Baggage” are the nicer words. Warrants, convictions and jail time are
all too often the reality.
Our approach is to circumvent traditional job notions and train for self
sufficiency and earning power. Self employment, online and home based
business’ are the road to home ownership using the $0 down VA Mortgage
Benefit.
IECLT’s Goal:
Lift Veterans
from
Poverty to Home Ownership
thru
Learning and Earning
and
The $0 Down Payment
VA Mortgage Benefit
3 Prong
Global Approach
• Provide Housing
• Provide Training
• Provide Jobs
Teach a man to Fish…..
Ours is a play on the old saying of rather
than feeding or subsidizing a man,
teaching self sufficiency is the greater long
term solution.

Housing: Bee Hive Concept

Housing: Bee Hive Concept
• Live
• Work
• Learn
• Earn
• Leave
Residents recover, live and work at the
property in a college dorm like setting. Living
quarters are situated above live instructor/
online classrooms. The building would also
have a ground floor public cafeteria and retail
outlet for veteran product sales and receiving
donations. The public would be encouraged to
eat, shop and donate to this veteran driven
community. The “beehive” would be a focus
within the community in order to reach out to
local veterans to help them and have them
help us. Various therapeutic and 12 step
groups (exclusively By and For Veterans)
would be formed. Residents are on an upward
trajectory from poverty to home ownership.

SDVOSB/ VOSB and DVBE certifications
• IECLT, Inc will subcontract with qualified Bee Hive individuals/
businesses on any of its government contracts
• IECLT, Inc intends to bankroll as many startup micro-loans as
possible. Corporate donations should focus on Startup funds and
Credit Lines for new businesses. IECLT can attest that this is THE
critical post graduation failure point for small businesses
• With a little bit of money, a highly motivated individual can make
great things happen.
Our Differences
• IECLT, Inc. is 100% owned by a Combat Disabled Veteran – David
A. Poorman, whose stated Mission is to help other Veterans
• Our plan shows immediate effect: Re-purposing the building is to be
done by General Contractor - IECLT, Inc (SDVOSB/DVBE), and will
be using only veteran labor.
• Our plan feeds and houses 40 homeless veterans within weeks of
funding.
• Immediate Training in the idea and goal of Self Sufficiency
• Every unit in building is for veterans in low/ ultra-low/ homeless
income brackets.
• Every unit in building contributes to the solution of Earning Power
and Self Sufficiency
• Veterans housing is not part of a larger picture – It is the entire show
• 100% of the project is for Veterans Housing, Support and Use.
Our Differences
• Our rent paying veterans support the room and board for
Homeless Population
• Building is not “Static”, rather it is like a factory
• Pay for it once, but the building continues to rehabilitate low/
extremely low/ homeless veterans, over and over
• This is about prosperity and success, on the way to self
sufficiency and home ownership.
• Our graduates will stand on their own and contribute to the
local tax base and even create additional jobs!
• VETERANS ARE ULTIMATELY GOING TO SOLVE
VETERAN ISSUES
Lets Talk Numbers
• Feeding and Housing 40 homeless veterans with some VA or
Govt. subsidy. They are also Meal plan clients.
• VASH Vouchers. Likely have food stamp benefits
• Grant per Diem (GPD) clients $1850 with meal plan.
• Fair Market clients would pay rent and buy Meal plan.
• Income security is linked to IECLT’s long term contracts.
Lets Talk Numbers
• $10,000,000 for Building Purchase
• $4,500,000 for Conversion to 120 units
• $ 500,000 for Hard costs
• $15,000,000 Total Investment
• Our proposal is for 100% of the Real Estate and Program to
be dedicated to Low Income/ Extremely Low Income/
Homeless Veterans.
• We intend to move Homeless Veterans to Home Ownership
I know…This will NEVER work
Let me introduce our President / CEO
David A. Poorman
Sergeant David A. Poorman
MP - 101st Airborne
Combat Disabled
Iraq 1990
I know…This will NEVER work
In July 2012, while looking for
appliances on Craigs list, I met David
Poorman. He was eeking out a living
online, repairing and selling
appliances.
His hopes were for a better life and
more income so he could win back
custody of his children and eventually
help other veterans.
I know…This will NEVER work
Dave’s life had been beaten down
and minimized. His hopes and
dreams were contained
in this box, possibly
never to be
realized
I know…This will NEVER work
However, with some direction and help,
along with his dogged determination,
Dave was able to get the all
important - CA DVBE and
Federal SDVOSB
certifications

$10.4mm Competitive Bid
These are the possibilities
Still not Convinced?
• Barely 12 months after receiving its DVBE/SDVOSB
certification, IECLT, Inc paid more than $150,000 in
wages, workers comp premiums, payroll taxes,
employee taxes and corporate income taxes.
• In the next 12 months, that will top $1mm!
• Not bad for a dream that recently lived in a box!
• The power and determination of Veterans is like none
you have ever seen
Give them a Second Chance!
Be part of the Solution
• Proudly (or sadly) not one bank loaned a single dime to this
worthy and struggling company.
• Even with signed contracts in hand, not a single bank offered
any financial assistance.
• Everyone wants to help, and yet no one truly steps up
• The solution is Veterans Helping Veterans
• Will you continue the current trend or step up and break the
cycle?
Thank You
