Because every year freshman applications to Penn State increase, the Board is looking for an economical report that would help them decide if they should greenlight the construction of a new dormitory (including a parking garage). With the results of the project, the University will be able to determine the best-fit option for the type of parking garage and dormitory to construct. There are two main alternatives proposed for the parking garage. The first is a 310,000 SF, 5-story parking garage with Face Brick with Concrete Block Back-up on Precast Concrete and will include a 1.5 feet increase in the story height to accommodate larger vehicles. Similarly, the second alternative consists of a 310,000 SF, 5-story parking garage with a 1.5 feet increase in the story height but will have an exterior composed of Precast Concrete on Precast Concrete. For the dormitory construction, the first alternative consists of a 160,000 SF, 6-story College Dormitory with Face Brick with Concrete Block Back-up on a Steel Frame with the inclusion of a full basement. Furthermore, the dormitory building must attain a minimum of LEED Silver Rating. The second alternative also includes a 160,000 SF, 6story College Dormitory with a full basement and a minimum of LEED Silver Rating. 3 The only difference is the exterior option that is going to be composed of Precast Concrete Panels with Exposed Aggregate on a Steel Frame. Finally, the main assumption for the project development includes a site development, utility infrastructure and landscaping budget of $580,000 for the construction of the dormitory and $620,000 for the construction of the parking garage. 4 Project Descriptions As mentioned before, the parking garage specifications goes as follows: Option 1: 310,000 SF, 5-story parking garage with face brick with concrete block back up on precast concrete and a 1.5 ft. increase in story height. Option 2: 310,000 SF, 5-story parking garage with precast concrete on precast concrete and a 1.5 ft. increase in story height. As previously stated, the dormitory building specifications goes as follows: Option 1: 160,000 SF, 6-story college dormitory with face brick with concrete block back-up on a steel frame with the inclusion of a full basement. (Must have LEED Silver Rating). Option 2: 160,000 SF, 6-story college dormitory with precast concrete panels with exposed aggregate on a steel frame with the inclusion of a full basement. LEED provides building owners and operators a concise framework for identifying and implementing practical and measurable green building design, construction, operations and maintenance solutions. LEED targets to meet these 6 items: Impact on the land CO2 emissions reduction Energy savings Improved indoor quality Water efficiency Stewardship of resources LEED is separated into categories: Sustainable Sites, Water Efficiency, Energy and Atmosphere, Materials and Resources, Indoor Environmental Quality, and Innovation and Design Process. Each category is then separated into individual credits. A project then earns one or more points toward certification by meeting or exceeding each credits requirements. The points then add up to one of four possible level of certification: LEED Certified, Silver Level, Gold Level, and Platinum Level. The main purpose to develop a “green” preliminary design for the building is to increase the building’s overall sustainability. Green facilities save taxpayer dollars, reduce resource consumption and greenhouse gases, and create demand for local green products and services. Green buildings operate more efficiently, using less water, fossil fuels, and energy. In comparison to the average commercial building: 1. Green buildings use 26% less energy 2. Green buildings have 13% lower maintenance costs 3. Green buildings have 27% higher occupant satisfaction 4. Green buildings have 33% less greenhouse gas emissions 12 LEED 2009 Checklist for One Building 13 Project Meeting Minutes and Attendance Meeting 1: 4/24/16 Attendance: Tim, Dylan, Joe and Alex. Excused: Jose - personal matter Duration: 2 hours. 7:00-9:00 pm. Purpose: Review of project parameters, discussion of team responsibilities, and brainstorming ideas about the alternatives of the project constructions. Meeting 2: 4/26/16 Attendance: Tim, Jose, Alex and Dylan Excused: Joe - personal matter Duration: 2 hours and 30 minutes. 6:00-8:30 pm. Purpose: Introduction/scope of project, project descriptions and specifications of the building construction was discussed and transcribed to the report. Excel spreadsheet on cost estimation was initialized. Meeting 3: 4/27/16 Attendance: Tim, Jose, Dylan, Joe and Alex. Duration: 2.5 hours. 5:00-7:30 pm. Purpose: Edited and finalized cost estimation spreadsheet. LEED spreadsheet was created and other minor additions to the report were performed. Facade elevations for the buildings were incorporated to the report. 14 Meeting 4: 4/28/16 Attendance: Tim, Jose, Dylan, Joe, and Alex Duration: 2.5 hours. 5:00-8:00 pm. Purpose: Wrote LEED discussion, Finalized paper for print, Wrote conclusion, edited introduction and Project description. 15
