The building is located in the San Fernando Valley. On the West Side of the site is the
main access road; the East side is adjacent to the back alley. To the North and South
are existing (one and two story) buildings. Vehicular traffic will circulate through the
alley, in the 10ft setback on the North and South. We recess the site footprint 2ft below
grade to create a more private courtyard in the front setback, while providing mechanical
and amenities spaces below grade without adding cost.
Using innovative modular construction we will save 5%-15% in construction cost, while
having a quicker construction schedule. This allows tenants to move in earlier which
generates revenue We will also be providing a service to the environment with reduced
construction waste thanks to better quality control. Each Modular Units are 25’-0” L x
11’-9” W x 10’-0” H. By extruding the mass we were able to find the right dimensions
that would work for the site, be preferable for shipping, and fit parking comfortably.
With the desired size of the modular unit we were then able to carve and subtract
certain units to respond to the environment and provide a better environment for all
the tenants. By removing the middle two rows all the modules have access to natural
daylight while providing a view to the outside. The middle portion then becomes the
central courtyard which can be accessed by all units and is visible from all units for child
safety.
With the taller structure to the north we wanted to direct views South over the smaller
1-story residence. To achieve this we stepped the front (West Facade) and created
public gatherings at each floor. In doing this we also allowed all the units to take
advantage of the natural ventilation from the prevailing westerlies¬¬ that are prevalent
in San Fernando Valley.
All the circulation occurs in the interior court and has private access to the circulation
core located at the north end of the courtyard. Elevating all the living spaces and
subtracting the two rows of modules on the North and South provides protection and
privacy and allows the building to provide protected parking for the tenants. All guests
parking will have direct access to the alley on the East side of the building.

Multi-Single-Family Living
spaces are located on the upper
floors lifted off the ground floor
to provide a safe and private
community for the residents.
The elevator and circulation core
is anchored on the north end
of the building between the two
masses for easy access and
minimal obstruction of views and
daylighting.
Patio space located on Level 2
and Level 3 gives residents of
the upper floors a convient place
to gather and socialize.
Building amenities like laundry,
trash, and mechanical are
located on the East side of
the building in the Basement
Level. This seperates unwanted
amenties from public spaces
and living spaces while providing
easy access to the service alley.
The childrens play area is locted
in the cener of the courtyard,
visible from all units, and fenced
in for protection.
The Garden at the front entrance
ties in with the wood slats and is
used as a way finiding device as
you approach the building.
