With 3 flo o rs (gro und, first and seco nd with walkable terrace o n the ro o f). It co nsists o f a to tal o f 6 apartments with surfaces ranging fro m 40 to 70 m, with o ne o r two bedro o ms. The building, co rnerback, has two facades and two medians. It is made with light frame structure o f wo o d (Surro und System Arquima). It was decided to maintain the facades o f the gro und flo o r, so lid brick fro m 18 9 0 , being the rest o f the building newly built. Larch wo o d natural, witho ut sapwo o d, has been the material o f cho ice fo r lining the facade, while the exterio r carpentry is wo o d Iro ko . The building is built o n sustainability criteria and is certified by the Green Building Co uncil Spain with a very high rating (4 leaves). The main inno vatio n refers to the mo dular co nstructio n system o f prefabricated wo o d, where mo st o f the materials used are lo cal with a lo w enviro nmental impact. This co nstructio n system limits the amo unt o f lo o se material and accelerates the co nstructio n phase. Furthermo re, when the life o f the building ends, it will allo w quickly dismantled and reuse its parts. On the o ther hand, the thermal insulatio n system is so efficient that mo st o f the year it is no t necessary to use mechanical air co nditio ning systems. First, to say that fo r the realizatio n o f the structure, flo o rs, facades and interio r partitio ns has o pted fo r light frame structure o f wo o d, specifically with SEA (Arquima Surro und System) system. Fo r the fo undatio n o f the building has been justified and maintained the existing two and the two dividing walls and made co rrespo nding to the intermediate wall and aro und the elevato r by micro piling. If we go into the ho mes we have so ught maximum co mfo rt. Distributio ns witho ut hallways, ceilings and bare wo o d flo o rs, lo w windo ws, preferences fo r whites and lumino us spaces, have so ught to harmo nize the o ccupant and into equilibrium with the materials and natural light. Fro m the beginning we were interested to maintain, despite no t being catalo ged, the o riginal gro und flo o r facades, as mentio ned abo ve, are fro m the late nineteenth century. The reaso ns which led us to this were: On the o ne hand, it seemed respectful and affectio nate with the neighbo rho o d to keep so me o f its memo ry depo sited in this building, which remains beyo nd the co nstant changes. Well, fro m o ur co nsideratio n, the value o f the memo ry o f peo ple is independent o f the value o f things established by the institutio ns. On the o ther hand, fro m the standpo int o f durability and maintenance o f the materials, it seemed co nsistent to keep this strip o f gro und flo o r, in o rder to pro tect the fragile wo o d fro m the pedestrian area. Ano ther reaso n, in this directio n, refers to the co mpo sitio nal fact and also to play and dialo gue between the materials. In the area there are public transpo rtatio n, several bus lines and subway two blo cks fro m the building. There are sho ps in mo st o f the gro und flo o rs o f the surro unding buildings. A few streets have an impo rtant cultural co mplex, which co ntains the Theatre Institute, the flo wer market, the theater Lliure Mo ntjuic and the Museum o f Archaeo lo gy o f Catalo nia.
