TENANT CLEANING RESPONSIBILITIES

The following will serve as a guide to the cleaning requirements when you vacate your premises. The
Owner/Agent may check your premises before you leave so there will be no question regarding the refund
of your cleaning deposit. Please make an appointment when you are ready for a move-out inspection.
Cleaning the premises is your responsibility. If you fail to do the appropriate cleaning it will be done for
you and deducted from your security deposit. Never paint anything without permission. We use a special
paint and wrong paint or done wrong can cause costly problems (check with Owner/Agent first).
If you have nail holes or any other wall damage, do not attempt to do your own repairs, as a bad repair is
more costly to fix than the original damage. You may, of course, have the repairs done by a licensed
sheet rock person.
KITCHEN
1.
Clean refrigerator, all shelves, under crisper, all pans, ice cube trays, complete inside, complete
outside, and underneath refrigerator. To clean under refrigerator put soapy water on floor so
refrigerator will slide without tearing the vinyl floor. After cleaning underneath and walls behind
refrigerator--gently replace refrigerator to its original spot. Clean gasket and all other parts. If you
are having the power shut off, please turn the controls to off and make sure the refrigerator door
is left open so it can air. Failure to do this can cause mildew etc. to form inside the refrigerator
and cause damage.
2.
Clean the cupboards, inside and outside. Remove all food etc. from shelves. Remove any shelf
paper or contact paper. Use mild soap solution to wipe out inside of cupboards. After cleaning the
outside of all cupboards, apply polish. You can ask us which polish to use as it is a special kind.
Do NOT use any kind you may have as it may be wrong.
3.
Clean under the sink, counter top, exhaust fan, faucet fixtures and breadboards.
4.
Clean stove (put new drip pans if necessary). Clean under the burners. Clean the controls,
burner rings, stove vent. NEVER USE OVEN cleaner except inside of the oven and make sure
oven cleaner does not get on any other part~ except inside of oven; (Be careful not to let oven
cleaner drip below oven door. Especially DO NOT use oven cleaner on any of the control area.
To pull stove out from between cupboards put soapy water on the floor in front of stove so it will
slide out without damaging the vinyl floor. Clean both sides of the stove and clean under the
stove. Then gently put the stove back in place.
5.
Clean the vinyl floor thoroughly removing all dirt, stains, etc. DO NOT WAX OVER DIRTY
FLOOR.
6.
Clean inside and outside of all light fixtures.
7.
Replace any missing light bulbs.
8.
Clean windows inside and outside. Remove screens and clean by hosing them off. Clean the
entire window track and windowsill.
9.
Wash all walls with mild soap and water, spic & span, fantastic, 409 or similar cleaning agents.
Please be careful not to leave streaks.
10.
If you have damaged the walls, do not attempt to patch them as a bad repair is harder to fix and
will be more costly. We will have the repairs done and charge you actual cost. You may, of
course, have it done yourself if the person doing the work is a licensed sheet rock person.
11.
Professionally clean the drapes/blinds. Also, clean drapery rods before rehanging the clean
drapes.
12.
Make sure to check all electric and phone outlets and clean them. Clean switches.
13.
Clean all baseboards.
14.
Clean dishwasher inside and outside.

LIVING ROOM, DINING ROOM
1.
Vacuum carpets. Remove all gum, oil. stains etc. If shampooed, they must be done
professionally. Submit copy of receipt to Owner/Agent. (Check with us for cheaper cost.)
2.
Clean baseboards. Clean finger marks etc. off all switches, electric and cable outlets.
3.
Wash all walls as needed with a mild soap and water solution or use spic & span for cleaning.
Please wipe down all spider webs before starting to wash walls. Please be careful not to leave
streaks.
4.
Clean the drapes/blinds professionally. Be sure to clean drapery rods before replacing clean
drapes.
5.
Clean all windows inside and outside. Clean screens by hosing off. Clean all window tracks and
sills. Clean front door inside and outside and all door tracks.
6.
If there are any wood laminated doors, clean with mild soap solution and polish with Old English
Stain Polish. (Available at all grocery stores, Raleys etc.)
7.
Remove all nails. Remove stick-on picture hangers by first wetting and then removing. Be careful
not to damage the wall texturing.
8.
Leave no rubber bands on any doorknobs.
9.
Clean out the water heater closet, wipe off the water heater. Do not damage the controls.
10.
Take down the central heating and air conditioning vent from the ceiling and wash. Ask us and
we will provide you with a new filter. Also wash off the smoke alarm.
11.
Clean all light fixtures, inside and outside and replace all missing or defective light bulbs
BATHROOM
1.
Clean tub good. They do come sparkling clean if you do it right. DO NOT use abrasives on any
fiberglass.
2.
Clean the toilet, inside and outside and toilet tank. Use a pumice stone to remove water rings.
3.
Clean the basin vanity and basin. Clean all cupboards and the mirror. Polish cupboard with same
polish used on kitchen cupboards. (Ask us for name of polish.) Clean counter top.
4.
Clean and polish all chrome fixtures throughout, also exhaust fan or window if there is one.
5.
Clean the vinyl floor. Remove all dirt, stains, ~ etc. before applying any wax.
6.
Clean the shower, shower doors and door runners. It will be necessary to use a product that
removes water and lime deposits on the shower doors. "Lime Away" seems to work pretty well.
The doors can be removed for easier cleaning if you like. Be very careful not to damage
the doors.
7.
Clean light fixtures. Replace all missing or defective light bulbs.

PATIO AND FRONT AREA OF APARTMENT & PARKING SPACES
1.
Sweep all the area. Remove any gum, dirt, oil etc. from flooring.
2.
Have all refuse carried away.
3.
Hose off patio floor.
4.
Remove as much oil as you can from your parking spaces. Oil ruins the asphalt and must be
controlled.
5.
Clean all light fixtures. Replace missing or defective light bulbs.
DO NOT REMOVE TRANSFORMER ON CABLE T.V. YOU WILL BE CHARGED IF MISSING.
TURN IN KEYS FOR APARTMENT, GARAGE, AND/OR MAILBOX WHEN FINISHED.
Anything left not clean and in working order--or any damages of any kind to the property will be taken care
of by the owner and the cost of doing it will be deducted from the security deposit.
