Site is close to the village centre which has a shop, pub and post office Farley is approximately 3.8 miles from Whaddon/ Alderbery and 7.3 miles from Salisbury The site has a number of agricultural buildings on it but these are of a functional appearance and design Agricultural land and residential One and two storey C6 Special Landscape Area H16 Housing Policy boundary – part of the site is within HPB but most outside 2011-2016 • None- assume that agriculture is the authorised use • None 10 @30/ha Deliverability • Developability • • • • • • • • • • • • • Unknown- site put forward by agent on behalf of owner The site is already used for non-residential purposes however, the village is remote form services and any employment use is likely to require commuting to the village Following an alteration to the HPB the site could be brought forward early in the plan period as there are few physical constraints The site is closely related to the village but would extend the village boundary to the east. The development of this site would have a narrow road frontage compared to its apparent width. The result would be a development which ‘jutted’ out into the countryside which may be an issue in landscape or visual character terms. Farley is a small settlement which is unlikely to have any significant allocations of land. Comments: The form submitted for the SHLAA also identifies land which is within the same ownership as the above. The landowner has suggested that the area to the north of this site (marked ‘A’ on the map above) should be removed from the HPB. However this is not the considered essential to the delivery of development of this site should it be necessary to allocate land in the village.
