So big the building changed streets. It's now 3 Columbus Circle, a like-new, glass-clad office destination worthy to be Moinian's own HQ, as well as ad firm Young & Rubicam's home base, and CVS's New York flagship. Bisnow got a look inside. We snapped Mitch Moinian in front of the second-floor bay window overlooking Columbus Circle and Central Park. Renovation of the790k SF building began in '07. Final details (like exterior lights and explaining to the Post Office how an entire building up and moved to a different address) are wrapping up now. Gensler designed the building and Moinian's NYC office on the 23rd floor. Mitch tells us to try the Francois Payard Bakery on the ground floor. The SoHo chef opened his first casual concept here a year ago. CVS is building out its 21k SF (15-year lease) on the ground and second floors and expects to open its largest NYC store this year (the nasal decongestant harvest will be bountiful). And at ICSC last month, Moinian, SL Green, and Winick Realty started marketing Daffy's old 46k SF (5,000 SF on the ground floor, 22k SF on the second floor, and 19k in the basement) with a 57th Street entrance. The stairs in our picture above also could become an escalator, and while the space could go office, Mitch says restaurants and other retailers have already checked it out. We snapped director of commercial management and construction Gabriel Dagan showing off the lush Central Park views from the terrace on the 17th floor, where the full 34k SF is available. The biggest blocks still available are the 20, 21, and 22nd floors, and SL Green, which handles office leasing, has received heavy interest. Young & Rubicam moved into 374k SF (11 floors) last month. Its lease was a big win for Moinian and SL Green's spec renovation, especially while media firms are migrating to Midtown South. Mitch says residential developments like Zeckendorf's 15 Central Park West, Trump International, and Extell's One57 and a 285k SF Nordstrom planned across the street, are creating increased interest among office users. Essentially, the area is following Downtown's footsteps to the new world of live/work/play. Moinian Group is hitting the gas on other developments, too. It's no coincidence that 3 Columbus Circle's conference room, where we snapped Mitch, offers views of the sites of both of Moinian's soon-torise flagships: the 1.8M SF 3 Hudson Blvd office building in Midtown West and the 1,200-unit, 1.2M SF 605 W 42nd St. Tishman Construction is building both, The Rockwell Group designed 605 W 42nd, and Dan Kaplan at FXFowle designed 3 Hudson Blvd, for which Avison Young's Arthur Mirante has just started marketing the office space.
