Redevelopment Underway at the Former Chase Tower
Gallina Development acquired the Chase Tower in
Downtown Rochester just over a year ago, with plans
to transform the 26 story tower into a dynamic, mixeduse building. Plans include redesigned office space,
exclusive retail and restaurant space, and high-rise
living opportunities in the form of contemporary rental
apartments and luxury, for sale condominiums. The
building was previously owned by JP Morgan Chase
who will continue to occupy office space in the building,
including the Chase Bank branch located on the 1st Floor.
Re-branded The Metropolitan, construction has begun on
lobby renovations, including removal of the old Midtown
skyway as well as four under-utilized escalators. Outside,
a new entrance loop is being constructed to allow for easy access to the building and a real street presence. Apartments
expect to be available late Summer 2016 and condominiums to follow within the next year or so. Commercial space
is currently available for lease with restaurant/retail space to be announced soon. For more information check out our

Expansion in Brockport
Gallina Development has recently completed an
expansion to a medical office building in Brockport
that is home to Rochester Regional Health users. The
expansion accommodates necessary on-site growth
for the current operating practices while also allowing
for additional users to occupy the facility. Current
occupants of the building include RRH OBGYN, Family
Medicine, Physical Therapy, Borg Ide Radiology and
an ACM Blood Lab. We are pleased to be a part of the
system’s continued growth on the west side of the city.
Lehigh Crossing Development in Victor
Lehigh Crossing is located in the Town of Victor, off of
Wangum Road, with easy access to Route 96, the NYS
Thruway, and Route 490. Since our first tenant, Finger
Lakes Technologies Group, moved in June 2013, the park
has been growing as quickly as we can build it. Idea
Boxx moved their headquarters to Lehigh Crossing last
summer, with Victor Parks and Rec moving into their new
multi-use facility this past January. This summer, two
more buildings in the park will be completed, three more
tenants will be added, and work will begin on Phase II of
the project, which includes six more building lots, a new
private road, and continued access to the Lehigh Trail.

Welcome New Tenants!
Vertus Charter School is a non-profit, public charter
high school in Rochester. They serve students grades
9-12, preparing leaders of character for the community
and the workplace. Two days a week, the Vertus
learning team boards the Vertus bus and goes to Total
Sports Experience, better known to students as TSE, on
Elmgrove Rd. in Gates.
TSE is owned by the Gallina family; Evan Gallina
reached out to Dr. Mac after hearing about Vertus and
was immediately interested in getting involved. After
Mr. Gallina came to visit and met many of the students
and staff, his family made a formal offer that allows
Vertus students to use the TSE space for free four days
a week from 3pm to 4:30pm. The students have been
going to TSE regularly since January.
The TSE facility is spacious, well-constructed, and
conveniently located about 10 minutes from Vertus when
traveling in their new bus. It includes indoor fields with
AstroTurf, extensive outdoor field space, a basketball
court, and a state-of-the-art fitness center.
Students and staff alike are deeply grateful to the Gallina
family for their generosity! Physical activity is good for
the mind, body, and spirit, and the Vertus young men
have already benefited tremendously from having such a
well-appointed place to exercise on a regular basis. They
look forward to their continued activity at TSE.
