BINDERY ON BLAKE CREATIVE OFFICE AND RETAIL Sonia Danielsen Sonia Danielsen is a longtime Denver resident, successful business owner and real estate developer in the River North District (RiNo). Her thoughtful approach to development respects the history of a place while also recognizing the changing needs of today’s tenants. Together with her husband, Barry, Sonia owns and operates real estate investment company Danielsen Investments, LLC, which specializes in commercial and residential properties in the RiNo area, including Bindery on Blake. BINDERY ON BLAKE CREATIVE OFFICE AND RETAIL The Bindery on Blake includes the buildings at 2901 Blake St. and 2875 Blake St., as well as the 106,000 sq. ft. of land upon which the buildings sit. The property has been in Sonia’s family for nearly 40 years. Sonia’s father, Nick Siegel, bought the building and land surrounding 2901 Blake St. in 1976 to house Eastwood Printing, which had been his family’s business since 1947. Sonia joined Eastwood Printing in 1983. She worked her way up to managing operations for company before purchasing it in 1992. She then purchased the building and the surrounding land, which she used to build a new warehouse (2875 Blake St.) to house the company’s bindery equipment. Under Sonia’s leadership, Eastwood Printing grew from $5 million in sales to more than $10 million and doubled in staff. In 2004, Sonia sold the printing business. In 2006, Sonia developed Rail Yard Lofts, an award-winning authentic loft project that converted a 45,000 sq. ft. RiNo warehouse into 29 loft units. Sonia and Barry Danielesn went on to manage various family-owned real estate projects, including four commercial buildings on Larimer Street and seven loft units – all located in the RiNo neighborhood. In 2014, the buildings at 2901 Blake St. and 2875 Blake St. became vacant at the same time. Sonia received several offers to sell the property, as the RiNo area was experiencing a renaissance, but everyone wanted to tear down the buildings and develop new. Sonia and Barry saw the potential as well as the rich history in the spaces, and decided to keep the buildings, and renovate and repurpose them for a new generation of tenants. They began renovations in 2014 and the buildings became known as Bindery on Blake. In addition to her work in real estate development, Sonia is a passionate advocate for the RiNo neighborhood. She currently serves as the secretary for the RiNo Business Improvement District (BID) Board of Directors, which works to strategically manage growth and change in the area, and help RiNo retain its vibrant, creative core. She also serves on the board of directors of RAFT and is currently Education Chair for the Rocky Mountain Chapter of WPO. More than 20 years ago, he formed a financial consulting practice in commercial real estate through which he advised investors and owners regarding acquisition, disposition and development opportunities. In 1994, together with his wife, Sonia, Barry co-founded Danielsen Investments, LLC, a real estate investment firm specializing commercial and residential properties in the RiNo area, including Bindery on Blake. In addition, he assisted a REIT with the financial analysis and due diligence in connection with its acquisition of $63 million in credit support CMBS’s. Within the community, Barry serves on the board of St. Anne’s Episcopal School (PK-8) in Denver, as well as the High Mountain Institute (HMI) in Leadville, an academic and wilderness school for motivated college-bound juniors. His previous leadership roles in the community include serving on the board of directors of Big City Mountaineers, a nonprofit that offers wilderness mentoring expeditions for underserved urban youth. The structure at 2901 Blake St. in Denver’s RiNo neighborhood was built in 1927. It originally served as a foundry for a company called Magnus Metals. (In fact, the ghost of the original sign is still visible on the back of the building.) The property was eventually converted into a warehouse before being purchased in 1976 by Nick Siegel, who used the space for his printing business, Eastwood Printing. In 1992, Nick’s daughter, Sonia Danielsen, bought the printing company, and eventually the building and the land surrounding it. She went on to build the structure next door, at 2875 Blake St., to house the company’s bindery equipment. Nick Siegel buys the 55,000 SF property at 2901 Blake Street. 1979 Nick Siegel moves his printing company, Eastwood Printing, into the building at 2901 Blake St. Eastwood Printing has been in the Siegel family since 1947. 1983 Sonia Danielsen, Nick’s daughter, begins her career at Eastwood Printing. 1994 Danielsen purchases both the land and building on Blake Street. 2004 Danielsen sells Eastwood Printing to Consolidated Graphics, a national printing company, and leases the space back to Consolidated Graphics. 1992 Sonia Danielsen buys Eastwood Printing and runs the company from the Blake Street location for the next 12 years. 1998 Danielsen builds a 21,063 SF warehouse at 2875 Blake, where she moves all the company’s bindery equipment as they outgrew 2901 Blake. 2006 Danielsen develops Rail Yard Lofts, an award winning authentic loft project that converted a 45,000 SF RiNo warehouse into 29 loft units. 2008 Sonia and Barry Danielsen go on to manage several family-owned real estate projects including four commercial buildings on Larimer Street and seven loft units – all located in the RiNo neighborhood. 2009 Danielsen leases 2875 Blake to RAFT, a nonprofit resource for teachers. May 2014 July 2014 Sonia and Barry Danielsen hire OZ Architecture and Sprung Construction to complete the core and shell planning and construction of 2901 Blake Street. The building is stripped down to reveal its stunning historic core, including beautiful red brick, large bays and riveted steel trusses. Demolition of all old systems begins. A new roof, windows, electrical, plumbing, HVAC and landscaping are installed. Consolidated Graphics and RAFT both vacate at the end of their leases. Danielsen receives several offers to buy the land and buildings, but all were determined to scrape the current buildings and develop new. Danielsen and her husband Barry, believing that the buildings are an important part of RiNo’s history, decide to hold onto the buildings, and renovate and repurpose them to accommodate office and retail in the newly thriving cultural center that is RiNo. July 2014 The 2875 Blake St. building is re-leased to a holding company by the name of Seven Samurai, LLC (“7 Samurai”). It is then sub-leased to C Squared Ciders, a hard cider producer with an emphasis in artisanally crafted, high end products. C Squared joins with Bierstadt Lagerhaus, a start-up 2,800-barrel brewery specializing in German style beer. Bierstadt Lagerhaus makes plans for the space to include the Rackhouse, a tasting room and 165-seat restaurant on a newly constructed mezzanine. The building becomes known as the JuiceBox. July 2014 The Danielsens begin looking for dynamic and creative tenants to fill the space at 2901 Blake. Late 2014 The renaissance of RiNo has effectively priced many artists out of the neighborhood. As part of giving back to the artists who helped make RiNo what it is today, the Danielsens create the Bindery Art Studios, 13 art studios totaling 4,446 SF of space. The studios will be rented month-to-month for an estimated approximately 30% of the market rents for a more traditional office/retail tenant. 2014-2015 The 2901 Blake St. space plays host to a number of creative local events, including the Denver Flea Market, Design After Dark, Art Directors Club Paper Fashion Show. The space was featured in Doors Open Denver and the HW Homes Advertising campaign. March 2015 Metropolitan Hardware takes 1,500 SF in 2901 Blake St. for their showroom. The 2901 Blake St. building becomes known as the Sandbox. May 2015 Davis Architecture, one of Colorado's largest and most influential architecture, land planning and interior design firms, signs on as the largest tenant at 22,000 SF in the Sandbox. Davis is confident that their tenant improvements will qualify the building for LEED Gold under the new standards. July 2015 Project:Worldwide (Motive), an international advertising firm, leases 15,649 SF in the Sandbox. Early 2016 June 2015 Spazo Prego, an Italian kitchen and bath showroom, comes on board next at 2,000 SF in the Sandbox. Late 2015 Core and shell work is slated for completion. Tenants are slated to begin to move into the new Bindery on Blake building and start the next chapter in the storied building’s history.
