James Cook University Hospital Project Description Project Name James Cook University Hospital Location Middlesborough Client Design, Build, Finance & Redevelopment of the James Cook University Hospital August 1999 Construction Period The project involved the design, development, construction and financing of new facilities (66,000 sq m), enhancement works (60,000 sq m) and refurbishment works (11,000 sq m) at the existing James Cook University Hospital site. 48 months Concession Period The project has provided over 1,000 beds. 30 years Start of Service Clinical services at two other separately located Victorian hospitals have been incorporated into one purpose built facility Once the move had been completed, these old hospitals were then closed. South Tees Hospital NHS Trust Concession Award August 2003 Equity Providers Carillion Private Finance, Innisfree & Canary Infrastructure Ltd Funding requirement £152m Source of Debt Capital Market Bond Architect HLM The project required over 80 separate handovers and decanting of departments during the construction phase. Despite this significant disruption the hospital remained fully operational at all times. In June 2008, Carillion sold it’s equity in James Cook University Hospital to Innisfree.
