Description
Derravaragh Lodge is without doubt one of the finest properties on Lough Derravaragh and
from the moment one drives through the gates one will be enchanted with this very special
property. A sweeping beech lined avenue winds through rolling farmland leading to a large
gravel sweep to the front of the property, leaving the world behind you. The situation can
only be described as spectacular, surrounded by c. 46.75 acres of rolling farmland and beautifully perched on the shores of Lough Derravaragh, with spectacular views over the lough
to the mountains beyond, and, of course, enviable lake access.
It is hard to believe that the residence, designed by renowned architect Jeremy Williams,
was only built in 2004 as it fits elegantly and majestically in its grounds and mature scenic
backdrop. Rarely does such a meticulously designed period style property come to the market, where the current owners have created a most impressive Georgian style lodge, where
no amount of attention to detail was spared.
The Residence makes a superb family home, conveniently laid out and although it impresses
by its grandeur it very much feels like home. The house has an appealing combination of
grand and more intimate reception rooms on a manageable scale. The rooms are bright,
well-proportioned and the owners left no stone unturned in recreating period character
with all modern conveniences. Throughout the house there are exquisite features, such as
the ornate cornicing and centre roses, the grand hand crafted chimney pieces and panelled
mahogany doors with decorative architrave surrounds as well as hardwood sash windows
in all rooms.
The Lodge which extends to 36.87 sq.m (3,880 sq.ft), is entered via a large panelled door
to the reception hall, with flagstoned floor, chimney piece, corniced celling and decorative
domes over the doorways. The magnificent drawing room is accessed from the hall, where
three windows command spectacular views over the gardens to the lake shore. A door from
the entrance hall also leads to the elegant dining room, with decorative cornicing and beautiful chimney piece. Doors from the drawing room and dining room lead to the charming bay
windowed, bespoke country kitchen with marble counter tops, with 4 oven Aga and centre
island. A door from the kitchen leads to the cosy family room which is in turn connected
to the study. A large boot room and utility area are also accessed from the kitchen with a
charming half back door leading to the outside. The Four ensuite bedrooms are located at
the opposite end of the house, two of which are overlooking the lake. The master bedroom
is delightfully situated in one of the bays of the house and has a large ensuite and dressing
room.
Situated adjacent to the Lodge are two large garages, two loose boxes and a glass house.
The gardens surrounding the Lodge are exquisite and include extensive rose beds, delicate
flowers, mature trees and shrubs. A Ha-Ha separates the gardens from the remaining lands.
The lands which surround the property are of excellent agricultural quality and are currently
used for grazing. Charming historic stone residences and farm yard buildings are located
on the lands and could be converted back to residential and/ or additional farm buildings
(subject to planning permission).
