EPRTA BYLAWS Proposed Changes The following changes were recommended to our Board and approved on August 13, 2011 and will be submitted to the full membership at the Annual Meeting on 8/25/2012 for their approval. CAPE COD NATIONAL SEASHORE As a thank you to America’s active service men and women they can obtain an annual pass that will allow them and their dependents free access to more than 2,000 national parks and forests throughout the country. You can see from the chart below that the distribution of sales seems somewhat ‘normal’, however it’s skewed to the left from last year. The YTD median sales price of $397,500 is about 6.5% under mid-2011’s median of $425K. This year we have a much higher percentage of sales in the $300K’s and a near-void in the $700K (and +) range. Single Family Homes ع ع ع The first 6 months of 2012 had 65 closings, vs. 46 for the same period in 2011, up 41%. The average selling price for 1H12 was $439,087, down 3.8% from 1H11. (see Commentary, below) There are currently 123 single family homes for sale in Eastham, with an average price of $640K and a median price of $449K. (Note: The July 2011 ‘active’ number was 116). There are, also, 29 homes that are "Pending" (i.e. have a closing scheduled). There are 123 homes currently for sale in Eastham, with an average days-on-market of 227 (up from 216 for 1H2011). The 123 ‘actives’ will be about a year’s worth of inventory. Ugh! Condos ع ع There were 5 condos sold in the first half of 2012, with an average sales price of $243K. This compares to 2011, where 7 condos were sold in the first half. There are currently 15 condos for sale in Eastham. Commentary This year is turning out to be a pretty good year for sales, with the total year-to-date sales up about 41% over last year. In fact, June’s 20 sales made June the biggest single month since October 2004. We are deeply entrenched in a "buyer's market”, so I expect that the good inventory and ultra low mortgage rates will convince some potential buyers that this is ‘their’ opportunity. This year will be very interesting! Two parcels of land sold in Eastham in 1H12 (both were my sales-yeah!). Last year there were zero in the first half. The past few years, including last year, have seen hesitation with both Buyers and Sellers due to the uncertainty of the economy. The upcoming presidential elections will add to the uncertainty. In 2008 a new addition (see picture below) was added and now houses exhibits depicting the area's history and includes a model schoolroom, farming and household implements, shipwreck treasures, U.S. war memorabilia, old paper currency, a coin collection and a 13-foot jawbone from a 65foot finback whale. Museum hours during July and August are Tues. & Wed. 1-4 PM and Thurs. & Fri. 10-4 PM. On Labor Day and Columbus Day weekends they are open on Sat. & Sun. from 1-4 PM and on Windmill Weekend in Sept. from 1-4 PM. Admission is free but donations are gratefully 1963 Schoolhouse Museum Board of Selectmen’s Meetings Senior Center These meetings are aired on public access TV channel 17 at 12:30 PM Saturday and 9 PM on Monday. On Mondays when the Selectmen meet it is aired live on Channel 18 at 5 PM. Eastham’s Senior Center is located at 1405 Nauset St. For information on programs and events call 508-255-6164. Solar Panels Chamber of Commerce Willy’s Gym will be the site of the largest solar array on Cape Cod. Willy’s has entered into a power purchase agreement with Revolutions Energy, LLC and Dynamic Solar, LLC. The project is expected to start in July with more than 1,700 PV modules being installed on the roof of the tennis building and the south-facing side of the gym. It is expected to generate 500,000 kilowatt hours. The Eastham Chamber welcomed Jim Russo back on May 2 as Executive Director replacing Jan Moore. Eastham United Methodist Church The Eastham United Methodist Church will sponsor a Country Fair on Friday October 5 th from 5:30 PM to 7:30 PM and on Saturday the 6 th from 9 AM to 2 PM. In November they will have their annual rummage sale on November 9 th and 10th. Both will be held in the church hall on Rte. 6 just north of the Salt Pond Visitor Center. Superette The transfer of the all alcohol license at the Eastham Superette from David Brown to Edward S. Wilcox has been approved by the Board of Selectmen. The Brown family has run the Superette since 1952. Edward’s wife Sarah has worked at the Superette since she was 14 and is currently the manager of day to day operations. Governor Prence Road Light The flashing light at Governor Prence Road and Rte. 6 will be getting a new solar powered selfactivated hybrid pedestrian beacon in the future. The National Park Services and the State will be reviewing the entire project with the intent to make the crossing to Fort Hill and the Information Center safer for bicyclists and walkers. Transfer Station The summer hours for the Eastham Transfer Station and Recycling Center are 7:30 AM to 3:30 PM from Friday through Wednesday throughout the summer. They are closed on Thursdays. Habitat for Humanity The original and remaining one of the three schoolhouses consolidated on that site in 1906, it served the town until 1936 when its last pupils moved to a newer building. Village Center This group has built two houses on Sunken Dan Coppelman, Chairman of the Planning Board presented their latest plan on how to develop the 11-acre Purcell property on Brackett Road that was purchased back in 2001 by town meeting for municipal uses and affordable housing. Further revisions are anticipated before the next presentation at the Selectman’s August 1 st workshop. Meadow Road. Thanks to all those that made this possible. Ice Cream A peddler’s license has been granted to David and Beth Lewis to sell homemade ice cream at Eastham’s beaches this summer. They will be using a solar powered ice cream truck that doesn’t require a generator to keep the ice cream cold. The old building stood abandoned (see picture above) until 1963 when the newly-formed Eastham Historical Society looked about for a place to house the town's historical treasures. Windmill Weekend The ever popular Windmill Weekend is celebrating its 35th anniversary this year and is scheduled from Sept 7-9. This year’s theme is “EASTHAM CELEBRATES EASTHAM”. Richard Ryder was chosen as this year’s honoree and Jack Dowman as Grand Marshall. The actual parade will be held on September 9, 2012. This company provides a free energy assessment of your home along with free energy efficient bulbs and discounts on other energy savings projects. One of their new programs is that they will pick up and recycle an old refrigerator or freezer from your home as long as they have enough space to remove it. On top of that they will give you a $50 rebate. For more information you can call 508-255-4242. Truro ع May 7th Town Meeting Recap ع ع ع ع Truro Vineyards is expanding into the rum business and hopes to be able to sell rum by August 2013. The first year will be a base rum then followed by flavored rums and eventually aged rums. They are also offering a new food and wine pairing series starting July 12. For more information go to www.trurovineyardsofcapecod.com. ع ع ع ع ع 1. $140,000 to treat Herring Pond 2. $53,754 to preserve records in the Town Clerk’s Office 3. $202,000 for the restoration of the Swift-Daley House 4. $5,100 for 8 parking spaces at Sunken Meadow Way for dog walkers 5. $175,000 to the Affordable Housing Trust to provide rental assistance to 10 families. 848 out of 4,123 registered voters packed an overflowing auditorium forcing over 300 people to move to a hastily set up cafeteria. Meeting lasted over 5 hours. Selectman McDonald gave a presentation on the town-wide water plan with a recommendation that they vote on just the first phase at a cost of $32 million. The issue was defeated 485- 289. The room tax article which would have allowed Selectmen to petition the general court of Massachusetts for special legislation to impose an occupancy tax of up to 5% on homes, cottages, condos and apartments that are rented for up to 90 days or less was defeated 444 - 319. This had been approved two years ago by Town Meeting but needed to be re-affirmed since the Legislature had not voted on it. Once again voters rejected a .75 percent increase in the meals tax charged at restaurants. Approved a $26.6 million operating budget. Approved $580,100 for capital acquisitions. Voters also amended the 5 year Capital Plan by deleting $3 million set aside for the N. Eastham Village Center. Please stop by and patronize their shops. A roundabout at the intersection of routes 28, 6A and Canal Street is in its final stage of design. The state is paying $1.1 million towards the construction costs and the contract is expected to go out for bid in October this year with construction to begin in 2013 and lasting over a year. EASTHAM LIBRARY UPDATE The Board of Trustees of the Eastham Library is now comprised of five members. Formerly it was three members. Sharon Krause and Edmond Harnett are the two newly elected members as of May 2012. Dave Payor, Chair, Mary Shaw, and Norma Marcellino continue to serve. Library Building Project Update The required legal notices have been published for a project manager, May 27, and an architect and design firm, June 3. The Library Trustees, the Town of Eastham Capital Projects Committee (CPC) and the Town Administrator, Sheila Vanderhoef, expect to make a selection soon. When these decisions are made, the next phase of our new library project will begin.
